📉 Prices have softened in several segments.
According to CREB's September 2026 report:
🏙️ Overall benchmark price: $566,700, down nearly 1% year-over-year.
🏢 Apartment condos: down more than 8%.
🏘️ Row homes: down nearly 6%.
At the same time, Calgary continues to invest in its long-term development, including East Village, the Culture + Entertainment District and transit-oriented communities.
So why consider buying now?
✅ More negotiating power: In some market segments, buyers have more options and room to negotiate.
✅ Potential to buy ahead of future growth: If new infrastructure and amenities attract more residents and businesses, selected neighbourhoods could benefit over time.
✅ Long-term equity building: Mortgage principal repayment can help build equity, while future appreciation is possible but never guaranteed.
✅ Less pressure to chase the market: You can focus on finding the right property at a price that works for your finances rather than competing in a hotter market.
⚠️ But let's be realistic: Development doesn't automatically increase property values. Calgary's housing supply, employment, migration, interest rates and affordability all influence prices. Some neighbourhoods and property types may perform better than others, and prices could fall further.
My approach? Don't try to guess the absolute bottom. Find the right property, negotiate carefully, understand the numbers and make sure you can comfortably hold it through market fluctuations.
