📣It’s official! The GST Rebate for First-Time Home Buyers has received Royal Assent, and the CRA is now processing claims that could save you up to $50,000!

Canada’s new government has eliminated the GST on new homes up to $1 million and reduced it for homes up to $1.5 million for agreements signed between March 20, 2025, and 2031.

To get your rebate as fast as possible, simply log into your MyCRA account to apply online; while we are happy to assist with the paperwork, please note that manual applications will take slightly longer to process.

Avoid the “Appraisal Gap” Trap. 📉

Listing your home for a “dream price” is exciting until the bank’s appraiser steps in.

Here’s the deal:
• Your CMA (by me): Determines what buyers will actually pay in today’s market.
• The Appraisal: Determines what the bank is willing to lend.
If you list at $1.5M but the bank says it’s worth $1.42M, your buyer suddenly has an $80,000 hole in their pocket. That’s how deals fall apart.

The Bottom Line: Expert CMA analysis isn’t just about picking a number; it’s about ensuring you actually make it to closing day.
Price it right. Get it sold. Move on with your life. 🥂
