Stop writing illegal clauses in your leases! 🛑

One of the most common things we see landlords try to enforce is the "Repair Deductible" clause—writing in that the tenant must pay the first $300 (or any amount) of a repair.

Hey Landlord, Don't Do That.

It is not enforceable. Even if the tenant signs it, it doesn't make it legal under the Residential Tenancies Act. There are clear lines between what is a landlord's responsibility and what is a tenant's.

If you want a better landlording experience and want to be actually protected, you need to know what you can and cannot put in that document.

Happy New Year, landlords! 🎉 We are kicking off 2026 with an important update on the new rental rules.

The rent increase guideline has officially changed. For 2026, the maximum amount you can increase rent is 2.1% in Ontario.

But here is where landlords often get into trouble: The Timeline. You must give your tenants at least 90 days' notice. Don't try to squeeze it in at 87 days or rely on a verbal agreement.

If you try to be sneaky or mess up the paperwork, the tenant can go to the tribunal and have the increase reversed.
