You don’t need to start with an investment property.

You can start with a home.

The important part is choosing the right one.

We are in a buyer’s market, and that gives buyers something they may not have when the market becomes competitive again: time, choice and negotiating power.

For a first time buyer, the goal doesn’t always have to be buying an investment property today.

It could be buying a home that works for you today and gives you more options tomorrow.

Live in it.

Build equity.

Pay down the mortgage.

Move when your life changes.

And if the property and numbers make sense, you may have the option to keep it and rent it.

That is how your first home could potentially become your first investment.

Remember 2020 to 2022?

When the market gets hot, buyers compete for what is available. Prices can move quickly and the luxury of choosing carefully becomes much smaller.

I’m not saying that 2020 to 2022 is coming back.

I’m saying you have a different opportunity today.

Don’t wait until everyone wants to buy again to start thinking strategically.

If you’re a first time buyer, let’s look beyond the question of what you can afford.

Let’s look at what the right property could potentially do for you in the future.

I have been talking with a lot of buyers lately, and one thing I keep hearing is:

“Should I buy now, or should I wait?”

I understand the hesitation.

For the past few years, we have watched the market change dramatically. Prices have come down from the peak, buyers have more choice, there is less competition, and there is much more room to negotiate.

And honestly, I think that creates an opportunity.

I am not saying that prices cannot go lower. Nobody can predict the exact bottom of the market.

What I am saying is that you do not need to buy at the absolute bottom to make a good real estate decision.

If you are financially ready, have stable income, can comfortably afford the payments and find the right property at the right price, today’s market can offer opportunities that were very difficult to find a few years ago.

I would not buy because someone tells you prices are going to skyrocket.

I also would not wait simply because someone tells you prices are going to crash.

I would look at your situation, your budget, the property, the neighbourhood and the numbers.

That is how I approach real estate with my clients.

No pressure. No predictions. Just a strategy based on your situation.

There is something interesting happening in the Ontario real estate market.

After several years of uncertainty, more buyers are starting to look again.

Not because the market suddenly became perfect. It didn’t.

But because the equation has changed.

Prices are well below the 2022 peak. Mortgage rates have come down from their highs. Buyers have more choice, and in many cases, more room to negotiate.

For first time buyers, this can change the affordability conversation.

For investors, it can change the numbers worth looking at.

And for anyone who has been waiting for the right time, I think the more important question is no longer “Where is the market going?”

It is:

“Does this particular property make sense for me at this particular price?”

That is where I believe good advice matters.

Not trying to predict the market. Not creating urgency where there isn’t any.

Just looking at the numbers, understanding the opportunity and making a decision that makes sense for you.

That is how I would approach the market today.

They wanted to buy their first home in Canada.

So we took our time, looked at many homes and found the right one.

For us, helping first time home buyers is not about rushing to make a deal. It is about taking the time to understand what they need, their budget, their preferred location and what is truly important to them.

We visited many properties together, looked at the details, made sure a proper home inspection was completed, and when they found the right home, we negotiated with their best interests in mind.

The goal was not simply to buy a house.

It was to make sure they chose the best property possible for their budget, their needs and the location they wanted.

And now, they have closed the deal and moved into their first home in Canada. That is the part of this job we love.

If you are buying your first home, there are also important benefits you should know about. Eligible first time home buyers in Ontario may qualify for up to $4,000 in Ontario Land Transfer Tax relief. If the property is in Toronto, eligible buyers may also qualify for up to $4,475 in Toronto Municipal Land Transfer Tax relief. That can mean potential Land Transfer Tax savings of up to $8,475.

But every situation is different, and understanding the rules before you buy is important.

Take your time. Ask questions. Understand your options.

A family chose to move from Quebec to Ontario and begin a new chapter in Mississauga.

We are especially happy to have been part of their journey and to have helped them navigate this important transition.

They sold their home in Quebec and purchased their new home in Ontario. For us, however, this process involved much more than a simple real estate transaction.

There were two transactions, in two provinces, that needed to be perfectly coordinated.

Together, Mirela and I coordinated the entire process, including the real estate transaction, financing, bridge financing, home inspection, communication with the bank, the Quebec notary, and all the steps required to ensure that the sale in Quebec and the purchase in Mississauga closed on time.

Mirela coordinated the Ontario legal side and communication with the Quebec notary, while I coordinated the real estate side and remained involved throughout the process to help keep everything moving according to plan.

When you sell a home in one province and purchase in another, communication and coordination between everyone involved can make all the difference.

We are grateful to have been part of this family’s journey and to see them begin their next chapter in their new home in Mississauga.

In Canada, a big sales volume does NOT always mean you are dealing with the person who will actually represent you.

Sometimes, one person is the team leader, generates the leads, and then passes the clients to agents on the team while keeping 30–60% of the commission.

So ask yourself:

Who am I actually going to work with?

The person sitting across from you at the first meeting?

Or someone you’ve never met who gets the file after you sign?

That is a BIG difference.

Be careful out there.

Interview at least 5 agents who will personally work with you from start to finish.

Don’t choose a REALTOR® just because you see a huge number of sales beside their name.

Know WHO is actually going to be working for you.

Again… that’s a BIG difference.
