In a competitive Ontario real estate market, buyers often feel pressure to waive conditions just to get the deal accepted.

But conditions are not just paperwork.

They are protection.

A financing condition can help confirm that the money will actually be there on closing. A home inspection can reveal costly problems before the buyer is locked in. A condo status certificate review can uncover issues that may not be obvious from a showing.

When those protections are waived too quickly, the risk does not disappear โ€” it simply moves closer to closing day.

And if financing falls apart after the deal is firm, the consequences can be serious: lost deposits, legal fees, damages, delay, and a deal that may collapse under pressure.

The goal should not be the fastest firm deal.

The goal should be a strong, informed, reliable deal.

In a competitive real estate market, it can be tempting to waive conditions quickly โ€” or skip them altogether โ€” just to make your offer more attractive.

But conditions are not just paperwork.

In the past 18 months, we have seen a large increase in the number of people contacting our office looking to get Wills and Powers of Attorney put in place. This is great, however, recent Canadian surveys suggest that about half of Canadian adults still do not have a Will, and many more have not appointed Powers of Attorney.
