When purchasing a condominium, it is crucial that you obtain a Status Certificate. Not obtaining one can have consequences for the purchaser. It is the easiest way to see if the condominium is in debt or in danger of going into debt.

As Condominium Corporations do not give a limited liability, the owners of the units are personally legally responsible for the corporation’s debts. A real estate agent usually advises that you make a conditional offer that allows you a chance to review the Status Certificate.
