# # 🏠 GTA Real Estate — Important New Numbers This Morning
TRREB released its **August 2026 Market Watch today**, providing an important new look at conditions across the Greater Toronto Area.
GTA REALTORS® reported:
- 🏠 **5,057 home sales** — down **2.1%** year-over-year
- 🏷️ **12,075 new listings** — down **14.1%** year-over-year
- 💰 **$993,410 average selling price** — down **2.7%** year-over-year
- 📊 **MLS® HPI benchmark price** — down **4.5%** year-over-year
One of the most important numbers is the **14.1% decline in new listings**.
Listings are falling considerably faster than sales. If that trend continues, buyers could have fewer homes to choose from, potentially creating more competition and stronger conditions for sellers.
# # # What Does This Mean for GTA Downsizers?
For homeowners considering downsizing, the conversation shouldn't simply be:
**“Are home prices up or down?”**
A better question is:
**“What could my current home sell for, what will my next home cost, and what is the equity gap between the two?”**
Even though the GTA average selling price is currently below $1 million, declining inventory could improve conditions for sellers if the trend continues.
For a downsizer, waiting for the absolute “perfect market” may not always be the best strategy because **both sides of the transaction can change** — the value of the home you're selling and the price of the smaller home or condo you're planning to buy.
