🏡 GTA Real Estate Market Watch | July 2026 📊
The GTA housing market tightened in July, with new listings dropping significantly while home sales remained relatively steady. While this means buyers had fewer homes to choose from, prices remained below last year's levels and economic uncertainty continues to keep some would-be buyers on the sidelines.
📊 July 2026 Highlights
✅ 5,995 homes sold (-0.9% year over year)
✅ 14,484 new listings (-17.8% year over year)
✅ Average selling price: $1,003,956 (-4.5% year over year)
✅ MLS® HPI Benchmark: -4.6% year over year
✅ On a seasonally adjusted basis, sales increased from June while new listings declined.
📈 The market is showing mixed signals. Fewer new listings are creating tighter conditions for active buyers, but home prices remain below last year's levels and uncertainty around borrowing costs, inflation, and the broader economy continues to influence purchasing decisions. If inventory continues to tighten, prices could begin to stabilize later this year, but much will depend on buyer confidence and economic conditions heading into the fall.
Whether you're thinking about buying, selling, investing, or simply curious about your home's current value, understanding today's market is key to making informed decisions.
