How much house does your income honestly support? Not the number the bank will approve. The number you can carry and still live.

Pre-approvals are built on ratios. Roughly, lenders want your housing costs under about a third of gross income and all debt payments under about 44 percent. That produces a maximum, and maximums have a way of becoming targets.

Here’s the approach Nicole walks buyers through instead.

Start from your real monthly life. What do you actually spend on groceries, cars, kids, and the things you’re not willing to give up? What are you saving now, and do you intend to keep saving after the move?

Subtract that from take-home pay. What’s left is your honest housing budget, and it includes property tax, utilities, insurance, and a maintenance reserve, not just the mortgage.

Then stress it. What happens at renewal if rates are a point higher? What if one income pauses for a year for a child or a health issue? A home you can hold through those is a home you own. A home you can only hold if nothing changes is a home that owns you.

Usually this lands below the pre-approval. That’s not a disappointment. It’s the reason you’ll still like the house in year six.

Could selling the house fund your retirement? For some Durham homeowners, the house is the pension. The question is whether it should be.

The picture we see often: a mortgage-free or nearly mortgage-free home worth $800,000 or more, a modest RRSP, CPP and OAS on the way, and a real question about whether the monthly numbers work. On paper, most of the wealth is in the bricks.

Selling changes that. After commissions, legal fees, and paying off anything owing, a Durham detached home can release a substantial sum. Invested to produce income, it can become a monthly amount that layers on top of CPP and OAS. Renting, or buying something much smaller, turns a large fixed asset into a flexible one.

It is not automatically the right move. Renting means a monthly cost that rises over time and no equity growth. Housing you’d otherwise own outright is now a line item. Health, family proximity, and simply loving where you live all count.

What we do is run it honestly, both ways. Our side handles what the home would actually sell for and what it costs to move. Our planning colleagues at Harmer Wealth show what the proceeds could realistically produce, alongside your other retirement income. Then you decide with the real numbers in front of you rather than a hunch at the kitchen table.

Why is the neighbour’s house still sitting after sixty days? It’s almost never the house.

Every buyer in Durham is searching online with a filter. Those filters run in bands: up to $800,000, up to $900,000, up to $1,000,000. A home listed at $1,009,000 does not appear to a single buyer whose search ends at a million. It was priced for a seller’s hope and hidden from the buyers most likely to pay for it.

The first fourteen days are the whole game. A new listing gets pushed to every saved search and every agent’s hot sheet the day it launches. That’s when the most views, the most showings, and the strongest offers happen. Pricing “high to leave room” spends that window on the wrong audience.

After that, stale starts to read as flawed. In a market where the average Durham home sold in about 33 days in August, a house at day 60 has buyers asking what’s wrong with it rather than what it’s worth. Price reductions help, but each one is a public signal, and the second one is louder than the first.

The fix is unglamorous: price inside the band where your real buyers are searching, launch with photography and preparation done, and treat the first two weeks as the campaign, not the warm-up.

It’s rarely the house. It’s the price band.
