🏠 Landlords and Tenants: Understanding the N12 Eviction Process in Ontario

An N12 Notice allows a landlord to end a tenancy if the landlord, their immediate family member, or a caregiver genuinely intends to move into the rental unit.

Important points for landlords and tenants:

✔ The notice must provide at least 60 days’ notice.

âś” The termination date must fall on the last day of a rental period.

✔ The landlord must compensate the tenant with one month’s rent or offer another acceptable rental unit.

âś” Tenants have the right to dispute an N12 they believe was issued in bad faith through the Landlord and Tenant Board (LTB).

âś” A landlord cannot evict a tenant without an LTB Order if the tenant refuses to move out.

Bad-faith N12 notices can lead to significant penalties and compensation awards. Always seek legal advice when navigating the legal process.

Esteemed followers: Yesterday, our firm had the distinct honour of attending the 2026 Barrie Campus Graduation at Casino Rama to celebrate the graduating students of CTS Canadian Career College and Modern College of Hairstyling & Esthetics.

The event was held on Wednesday, April 15, 2026, in recognition of the Class of 2025/2026 and the remarkable journeys these graduates are now beginning in our communities.

During that wonderful evening, our team was deeply humbled to be presented with the 2025–2026 Preceptor of the Year Award.

To receive this recognition during our firm’s 10th year of legal practice is profoundly meaningful. To have also received the 2024–2025 award in the same category at last year’s graduation makes this moment even more extraordinary.

We accept this award with sincere gratitude, humility, and a renewed sense of responsibility.

Today, we stand with deep gratitude and humility as we acknowledge a remarkable honour bestowed upon our firm. We are proud to share that D.A. Commissioning & Legal Services has been selected as the 2026 Consumer Choice Award recipient for Paralegal Services in the Barrie region.

On this Valentine’s Day, we pause to reflect on something deeper than flowers, cards, or celebration. At its core, Valentine’s Day is about love, and love, in its highest form, is expressed through respect, protection, commitment, and care.

The Human Rights Tribunal of Ontario (HRTO) hears workplace claims involving discrimination and harassment under the Ontario Human Rights Code. These claims are separate from wrongful dismissal or ESA matters.

Common employment-related HRTO issues include:

• Workplace harassment or a poisoned work environment.
• Discrimination based on disability, race, s*x, age, family status, or other protected grounds.
• Failure to accommodate (including mental health or medical needs).
• Reprisal for asserting human rights.

The HRTO process typically involves:

1. Application (Form 1):
The employee files an application describing how their human rights were violated at work.

2. Response (Form 2):
The employer files a written response addressing the allegations.

3. Mediation (Optional):
Many employment matters are resolved at mediation through compensation, reinstatement, policy changes, or accommodations.

4. Hearing:
If unresolved, a Tribunal Member hears evidence and issues a binding decision.
