Walk to local boutiques, cafes, fine dining, the farmer's market, and scenic walking trails—or enjoy easy access to the Allandale GO Station and Highway 400 for quick commuting.

🛠️ Falling in love with a home is easy. The light, the layout, the backyard... but how often do you think about the furnace during a showing?
Heating and cooling systems are costly to replace and a common source of surprise expenses in the first year of ownership. The good news: most warning signs are visible to a careful buyer before closing.

🍁 Boost Your Fall Curb Appeal: Simple Tips to Make Your Home Stand Out! 🏡✨

First impressions are everything when selling your home, and autumn gives you a unique opportunity to create a warm, inviting atmosphere before buyers even walk through the front door!
Whether you’re planning to list this season or getting a head start for the future, a few smart exterior upgrades can significantly boost your home’s value and buyer appeal.
Here are a few high-impact fall home improvement tips to keep in mind:

🍂 Keep the Yard Crisp & Clean
Rake leaves regularly, trim back overgrown branches, and clear out dying annuals. A tidy lawn shows buyers that the home has been well maintained overall.
🍁 Add Cozy Seasonal Pops of Color
Swap out spent summer flowers for hardy autumn options like chrysanthemums, ornamental cabbage, or pansies. A clean doormat and a tastefully styled entryway with pumpkins or a seasonal wreath create an instant "welcome home" feel.
🚪 Refresh Your Front Door & Hardware
A fresh coat of paint on your front door—paired with polished door hardware and updated house numbers—can completely transform your entrance without breaking the bank.
💡 Brighten Up Exterior Lighting
With shorter daylight hours, make sure your walkway and entryway lights are bright, clean, and functional. Pathway lighting adds safety and highlight architectural features during evening showings.
🧹 Clean Gutters & Pressure-Wash Walkways
Clear leaves out of rain gutters and wash down walkways, porch steps, and siding to give your home a fresh, crisp look in photos and in person.

💭 Thinking about selling soon or curious about which updates offer the highest return in today’s market?

Every home is unique! The Johnston Team is here to offer personalized staging advice, home valuation insights, and guidance tailored to your goals.

🍂 Fall Magic in Barrie & Simcoe County! 🍁✨
There is something truly special about autumn in our region. From the crisp morning air along Kempenfelt Bay to the vibrant canopy of red and gold covering the rolling hills, fall brings a whole new level of charm to the place we call home!

If you’re looking to get out and enjoy the cozy season with family and friends, here are a few local fall favorites happening around the area:

🍎 Barrie Hill Farms Fall Festival: Grab a warm c***r, enjoy live music, hop on a wagon ride, and pick your own apples or pumpkins!

🎃 Chappell Farms Fall Festival: A local tradition packed with corn mazes, farm animals, lookout views, and pumpkin picking for all ages.

🚜 Simcoe County Fall Fairs: From the Coldwater and Elmvale Fall Fairs to local harvest markets, there’s no shortage of midways, livestock shows, and classic small-town community spirit.

🍁 Scenic Trail Walks: Take in the breathtaking fall foliage along the Ardagh Bluffs, Sunnidale Park, or the waterfront trails right here in town.
Autumn is also a fantastic time to think about home!

Whether you're curious about how the seasonal shift affects the local housing market, wondering about your home's current value, or looking for a cozy new spot to settle in before winter, we’re always here to chat.
