Q: How much notice does a tenant now get on an N4 for unpaid rent?
A: The minimum notice period is now seven days.
For an N4 given on or after September 21, 2026, the termination date must be at least seven days after the notice is given. Landlords must also account for the rules governing how the notice is served.
Previously, monthly and yearly tenancies required at least 14 days’ notice. Daily and weekly tenancies already required seven days.
An N4 is a notice, not an eviction order. It does not allow a landlord to change the locks when the notice period ends. The legal process for obtaining and enforcing an eviction order still applies.
A tenant can also void the N4 by paying all outstanding rent, including any additional rent that has become due, before the landlord files the application with the LTB.
Whether you are serving an N4 or responding to one, understanding the deadline and your options matters.
