One plot, six units sold separately. That’s the game. But how do builders in Dhaka actually make their money? Here’s the real math.

Step 1 — The Land: A standard 5-katha plot in a developing sector of Purbachal. After registration, stamp duty, and mutation charges, total land acquisition cost lands right around 2.2 crore.

Step 2 — The Build: Stilt plus six construction — six floors on top of parking. Factoring in RAJUK approval, architectural fees, and rising costs of rod, cement, and finishing materials, construction runs about 3.8 crore.

Step 3 — The Capital: 2.5 crore of construction financed through a bank loan at roughly 12% annual interest. Total project cost — land plus building plus financing — comes to around 6.3 crore.

Step 4 — The Sell-Out: All six floors go to market individually. Top floor commands a premium for terrace and rooftop rights. Third and fourth floors sell fastest. Ground-adjacent floors move slower but at a discount that still clears quickly.

Step 5 — The Revenue: Total sales come to around 9 crore.

Step 6 — The Real Profit: Subtract the 6.3 crore total cost from 9 crore revenue — gross profit of 2.7 crore. Deduct AIT, bank interest, and broker commission, and net profit lands around 1.5 crore.

That’s close to a 24% ROI on invested capital, on a single Purbachal plot.
