Quick myth we see all the time
People hear “termite barrier” and think it’s one magic product
Not quite..

It’s a system.. and each type does a completely different job
-> Chemical barriers actually protect
-> Physical barriers block hidden entry
-> Bait stations mostly detect

So there's a big difference..
This stuff isn’t set and forget.
It’s long term risk management.
And most owners don’t actually know what protection they have.

Another BIG mistake I see all the time.. Is when investors go full throttle on a reno day one with no plan.
That’s how budgets get destroyed. 💸

Start simple.. And figure out what you’re actually comfortable spending
Then add a 20-30% buffer
And whatever timeline you think it’ll take… Double it ⏰

Because.. once you open walls stuff always pops up
The more renos you do.. the more you see the patterns
-> You build better systems
-> You find good trades
-> Everything gets easier

Reno success isn’t about speed.. It’s about making your dollar go the furthest.

A good b&p isnt about finding problems - all properties have problems
Its about separating:
-> Whats urgent?
-> Whats Structural?
-> Whats Cosmetic?
-> Whats just noise?

Then, we bring in the right trades.. Price the risk and negotiate based on facts - not fear.

Thats how you turn a messy report into a better purchase price.
Defects dont kill deals.. Uncertainty does.

Clarity = Confidence
Confidence = Leverage

They rush.
Their super excited to settle.. they get the keys and start swinging hammers straight away.
-> No clear scope
-> Quotes blow out.
-> Timelines stretch.

We know… because that’s exactly what we did on our first ever reno. 😅
We thought we’d just “figure it out as we go”.
It cost us time, money and created way more stress than it needed to.
Since then.. we’ve learned renos reward planning, not speed.
If you can.. move in first and map it out properly. Negotiate longer settlements and get access early.

A bit more time upfront saves a lot of pain later.
Simple. Make sure you've got a plan first.

Building and pest reports can look scary until you understand them.
Sometimes it may sound like the house is about to fall over.

If something makes you go “uhhh… what?” -just call the inspector.
9/10 it’s just standard wording doing standard overreacting.

The report isn’t the problem. The interpretation is.
Read between the lines or have someone in your corner who already does.

Panic is optional. Clarity wins.

Days like today are a good excuse to slow down for a minute and reflect..
Its pretty wild to think what started as our own little property journey over a decade ago.. has now grown into Tailored Property Group.

Every now and then we still have those pinch ourselves moments.. knowing this is what we get to do, helping Aussie families build real freedom through property.

Everyone congratulates you at the finish line.
Yet the real growth happens way earlier. In the grind.

Most people don't fall behind because they cannot do hard things.
They fall behind because they do not want to!

-> They want the portfolio.
-> They want the upside.

They just do not want the discomfort…
-> Due diligence.
-> Uncertainty.
-> Slow decisions.
-> Saying no to a deal because it does not feel good or fit the strategy.
