The conversation changes every few months, but the factors that drive long-term demand often change much more slowly.

I've noticed this quarter is that the Perth market feels different.

Not because the fundamentals have changed.

Because the conversation has.

Often, they're choosing access to a particular lifestyle.

School catchments aren't just about education—they're often one of the clearest signals of where families want to build their future.

And where families want to stay, long-term demand often follows.

One thing I've noticed after almost 600 Perth property purchases is that school catchments are about much more than education.

They often reveal where families want to put down roots.

Strong school catchments tend to attract long-term owner-occupiers, and that enduring demand can influence a suburb's desirability for years to come.

Of course, a good school alone doesn't make a great suburb. But when it's combined with lifestyle, parks, community and everyday convenience, it can become a powerful long-term demand driver.
