🏠 If you own a rental property, make sure you have a depreciating assets schedule.

A deprecating assets schedule is a table that shows the decline in value of an asset over its useful life.

Remember:
👉 New depreciating assets can be claimed over their expected life span. This may include a new washing machine or new furniture

👉 You can’t claim second-hand depreciating assets – but you can claim repairs.

Here's 8 Pre-Auction things you should do BEFORE you attempt to purchase at Auction.
1. Check your financial capacity, obtain your pre-approval from your lender BEFORE you attend the auction.
2. Have the sale contract for the property reviewed.
3. Follow up any concerns the building report may show, and DO a thorough pre auction inspection, raise any concerns you may have with your solicitor prior to the auction. Because once the hammer falls there is little that can be done for you.
4. Register to bid with the agent This may be done either prior to or on the day if the auction.
5. Attend an auction or two to watch how the proceedings go. This will give you confidence to bid when you find the property of your dreams.
6. Have a bidding strategy with a limit, and stick to it! It is very easy to get caught up and suddenly discover you have purchased a property you may not be able to afford.
7. Keep the emotions out of it. I know that sounds crazy, but if you let your emotions take over, you may end up purchasing a house you can't afford, or paying more than it is worth. If you feel you can't keep the emotions detached, consider a bidding agent, or someone that is more seasoned at bidding at auction. Remember you will need to authorise the agent or bidder with the auctioneer.
8. Be prepared to pay your deposit at the fall of the hammer, this is normally 10% of the purchase price. Check with the agent what form of payment will be accepted, bearing in mind that most auctions take place on a weekend and make plans to take this into account.
