We would like to take this opportunity to wish you, your friends and your family a very safe and happy Christmas.

As this year draws to an end, we would like to thank all who have supported Whitney Legal over the last 12 months.

Thank you to all our clients for trusting us with the sale and purchase of your homes, our colleagues for your never-ending support and assistance with reports, searches and settlements and, our referral partners for your continued confidence in the services we provide to your clients.

We would also like to thank our family, friends and business mentors for your constant support and encouragement.

From 1 August 2020 to 31 July 2021 the NSW Government increased the transfer (stamp) duty thresholds under the First Home Buyers Assistance Scheme for the purchase of new homes and vacant land.

From 1 August 2021, the thresholds will revert back to the previous parameters as follows:

New homes valued less than $650,000 will be eligible for a transfer duty exemption. New homes valued between $650,000 and $800,000 will be eligible for a concessional rate of duty.

Vacant land valued less than $350,000 will be eligible for a transfer duty exemption. Vacant land valued between $350,000 and $450,000 will be eligible for a concessional rate of duty.

Existing home thresholds remain unchanged. That is, existing homes valued at less than $650,000 will be eligible for a transfer duty exemption. Existing homes valued between $650,000 and $800,000 will be eligible for a concessional rate of duty.

The NSW Government has approved 6 new suburbs and some new suburb boundaries in Blacktown City to accommodate the growth in the North West Growth Area. These changes come into effect on 6 November 2020

In Blacktown City, it is forecast that 85,000 new homes will accommodate 250,000 more people. Given this significant growth in population, a process was undertaken to create new suburbs of a more manageable size for existing and incoming residents. The process of creating new suburbs is managed by the Geographical Names Board (GNB) under the Geographical Names Act 1966. The NSW Minister for Customer Service has the final say on the suburb names and boundaries.

Council has notified all residents and owners in the affected suburbs of the changes, and how they will be specifically affected.

No apartment building in NSW will now be allowed to have a blanket ban on pets following a surprise NSW Court of Appeal ruling that overturned the right of blocks to pass by-laws prohibiting animals.
