Sydney is facing a population shake up as soaring housing costs push locals out at record levels. A new analysis of ABS data shows more than 104,000 Sydneysiders packed up and left in FY24 that’s 2% of the entire city. And without overseas migration stepping in, Sydney would actually be shrinking.

💰 Why are people leaving?
Sydney’s property market is becoming increasingly out of reach.

💢Median house price: $1.62 million.
💢That’s nearly $500k more than Brisbane.
💢And about $600k above Melbourne.

Despite Sydney having one of the strongest economies, best paid jobs and top global lifestyle rankings, everyday families are being priced out.

According to Primara and Our Top 10, Sydney recorded:

✔104,231 people leaving to other parts of Australia.
✔63,145 Australians moving in. Net internal migration loss: 41,086.

At the same time:

Net overseas migration added 120,886 people, keeping Sydney’s population growth positive at +79,800. Without those arrivals? Sydney’s population would’ve fallen by 0.3%.

🏡 Not a lifestyle choice

Our Top 10 CEO Simon Ma says the trend is clear:

“This is economic displacement driven by property prices that average Australians simply cannot afford.”

Economists agree the city’s decades long housing shortage combined with low construction levels and strong overseas migration continues to push prices and rents higher.

🗺️ Where are people going?

Queensland tops the list, welcoming 30,000 former Sydneysiders searching for more affordable coastal living. Regional NSW also grew, gaining 10,000 through internal migration.

📍 The biggest hotspots for people moving out

𝗣𝗮𝗿𝗿𝗮𝗺𝗮𝘁𝘁𝗮 led the outflow with a 7.6% net internal migration loss, followed by 𝗥𝗼𝘀𝗲𝗵𝗶𝗹𝗹, 𝗛𝗮𝗿𝗿𝗶𝘀 𝗣𝗮𝗿𝗸, 𝗖𝗵𝗶𝗽𝗽𝗲𝗻𝗱𝗮𝗹𝗲, 𝗖𝗮𝗺𝗽𝗲𝗿𝗱𝗼𝘄𝗻 and 𝗗𝗮𝗿𝗹𝗶𝗻𝗴𝗵𝘂𝗿𝘀𝘁. But despite the exodus, suburbs like 𝗣𝗮𝗿𝗿𝗮𝗺𝗮𝘁𝘁𝗮 𝗦𝗼𝘂𝘁𝗵 still grew overall due to strong overseas arrivals creating a “revolving door” effect.
