NEVER NEVER GIVE UP !

I was about to losing hope on this gorgeous rare White Rose (my favourite colour out of all the roses).

But I said to my self "Not to give Up"and give it my best shot with watering, pruning and position it for a morning sun believing that my favourite white rose will survive with new stems.

Today, the long wait is over and my dream came true. I notice a new small stem on the dead trunk.

"So All, If you ever feel losing hope. "Dont Give Up and believe in YOU" .

The hope is sitting in your heart and will happen if you believe in it"

(ความรู้ที่ควรมีในการซื้อบ้าน Offplan)

ช่วงหลังๆผมและทีมงานได้รับการติดต่อมาหลายช่องทางเรื่องการซื้อบ้าน และ Unit Off the plan ขอโครงการเลยมาให้ความรู้นะครับ

1.ซื้อบ้าน Off the Plan คือการซื้อบ้านจากการดูแบบแพลนห้องหรือบ้านที่ยังสร้างไม่เสร็จประมานเดียวกับการซื้อของ onlineครับ เรายังไม่สามารถจับต้องใด้และต้องใช้ imagination ในการดูรูปภาพที่ครองการให้มา ซึ่งขอบอกเลยว่าแทบๆทุกๆสัญญาซื้อบ้านเค้าจะระบุไว้เลยว่ารูปภาพที่เค้านําเสนอให้เราดูเป็นแค่ Advertising Materials เท่านั้นและเมื่อตึกเสร็จอาจจะมีการเปลี่ยไปได้

2. Sunset Date (กําหนดการที่การก่อสร้างจะต้องเสร็จ) ปรกติการก่อสร้างบ้านบนที่ดินจะใช้เวลาไม่เกิน 1 ปี โดยเฉลี่ยคือประมาน 8-9 เดือน และ Apartment หรือ Unit ประมาน 2 ปีขึ้นอยู่กับจํานวนห้องที่ก่อสร้างและสิ่งอํานวยความสะดวกขอแต่ละโครงการ ทางโครงการแทบทุกโครงการเค้าจะเพื่มข้อบังคับพิเศษอนุญาติให้ขยายเวลาการก่อสร้างไปอีกถึง 2 ปี ในกรณีที่ต้องแก้แบบหรือเกิดภัยธรรมาชาติหรือโรคระบาด

3. Short Valuation หรือราคาประเมินที่ตํ่ากว่าราคาซื้อ
ในการซื้อบ้าน Off the plan เราเดิมพันและหวังว่าราคาบ้านเมือสร้างเสร็จแล้วจะได้การประเมินราคาอย่างตํ่าสุดให้ได้เท่ากับราคาที่เราได้เซ็นสัญญาซื้อขายไว้หรือได้มากกว่าแต่ในภาวะเงินเฟ้อดอกเบี้ยสูงราคาประเมินอาจจะไม่ได้เป็นไปตามที่เราหวังไว้นะครับ ข้อควรระว้งคือโครงการที่ลดแลกแจกแถมให้เงิน Rebate 5 ถึง 10% ของราคาซื้อ เชื่อผมนะครับไม่มีอะไรได้มา Free Free หรอกครับ

รัฐบาล NSW เปลี่ยน กฎข้อบังคับปรับเพดานราคาในการยกเว้น Stamp Duty บ้านที่ซื้อ $800,000 หรือ ตํ่ากว่าและจะได้รับส่วนลด Stamp Duty ในกรณีที่ราคาบ้านที่ซื้อระหว่าง $800,000 และไม่เกิน $1,000,000 ครับ
