REIV Contract Confusion Needs Sorting

This whole REIV contract of sale situation has caused a lot of confusion for home buyers, conveyancers and building inspectors here in Victoria.

The wording has created real issues, especially for good quality pre-purchase building inspectors who have been doing the right thing by buyers for years.

The frustrating part is that the people actually working in the pre-purchase inspection industry were not properly consulted before these changes started impacting the space.

So now buyers are getting told they need specific inspectors with specific registrations, conveyancers are trying to protect their clients, and good inspectors are being left to deal with the fallout.

The path forward needs to be clearer.

In my opinion, we need a proper training pathway, proper industry recognition, and a better system that protects home buyers without throwing competent inspectors under the bus.

That is what we are working towards.

Spidey Senses Were Tingling

If youā€™re walking through an open home, donā€™t just look at the kitchen, the furniture and whether the place feels nice. Look down. Look around wet areas. Check the timber flooring, skirting boards and the walls next to bathrooms, laundries and showers.

Discolouration in flooring, swelling in MDF skirting boards, bubbling, staining or anything that looks a bit off can be a sign there has been water damage at some point.

It doesnā€™t always mean there is an active leak, but it is definitely worth looking closer and getting checked properly.

Do yourself a favour at your next open home.

Take a torch, have a proper squeeze, and look for the little clues most people walk straight past.

DAY 59 - 75 Hard... Support The Good Inspectors

Today is a big day For the Victorian Association of Home Inspectors and for the homebuyers and the inspectors we represent.Ā 

Earlier this year we started the Victorian Association of Home Inspectors, and the goal has been pretty simple from the start. Bring together competent, ethical pre-purchase building inspectors who actually care about helping home buyers make better informed decisions.

Our industry is still unregulated, and that creates real problems. Youā€™ve got good operators doing thorough inspections, charging properly for their time and carrying the responsibility that comes with helping someone make one of the biggest decisions of their life. Then youā€™ve got underqualified operators charging peanuts, pumping out poor reports, and leaving buyers exposed.

That needs to change.

Iā€™ve made it my mission to help improve this broken part of the property industry. Not because I think Iā€™m the best inspector out there, because Iā€™m not. There are some seriously good operators in this space who know far more than me. But I do care enough to step up, have a crack, and try to push things in the right direction.

As part of the association, Iā€™ve proposed a proper training pathway for pre-purchase building inspectors. Something that helps lift standards, supports inspectors, and gives home buyers a better chance of getting advice from people who actually know what theyā€™re doing.

Today weā€™re consulting with the Victorian State Government on policy that could shape where this industry goes next.

My ask is simple.

Support the good inspectors. Support the people trying to lift the standard. Support the ones who are ethically bound to their clients and want to see this industry become better than it currently is.

The status quo is not good enough.

DAY 57 - 75 Hard... šŸ˜³ New Homes Still Need Inspections

This is exactly why you still get a new home inspected before you buy it.

People hear ā€œnew buildā€ and think everything should be fine, but that is not always the case. This property was a duplex, didnā€™t even have the hot water system installed yet, and was already showing major concerns with the floor dropping around 40mm across the room.

That is not a little touch-up item.

That is the sort of thing you want to know about before you hand over your money and inherit the problem.

The scary part is someone else had already purchased the property, got a building and pest inspection done, and the issue was not picked up. Now they are in dispute with the builder trying to sort it out.

So there are two lessons here.

New homes still need to be inspected.

And pre-purchase building inspectors need proper training, proper standards and the ability to identify major concerns before buyers get left holding the bag.

This is why we need to lift the standards in our industry.

DAY 56 - 75 Hard... One Of Those Days

Felt like a bit of a s**t dad today.

Last day with the kidlets before they head off for the week, and I spent most of it working from early morning until late tonight. Not ideal. Not what I wanted. But sometimes there are things that need to get done.

Weā€™ve got some important meetings coming up with the State Government here in Victoria, and Iā€™m doing my best to make sure the building inspection industry, especially the pre-purchase side of things, doesnā€™t get led down the wrong path.

So today was meetings, documents, proposals, thinking, rewriting, and trying to get everything in the best possible shape.

But you still feel it when the kids are there and youā€™re stuck working.

That balance between kids, partner, business, yourself, friends and trying to do something meaningful is bloody chaos at times.

Anyway, it got done. The kids were all good in the end, and Iā€™m excited for the week ahead.

Wrecked, but cracking on.
