Proud to be lending my voice for calls to change policies and procedures around ID Checks and Anti-Money Laundering requirements. Client's are seeing signifcant costs and repeated admin, often having to repeat the same ID checks 2 or 3 times (legal, bank, Agent) often at their own cost, $45.00 per person, per request. Whilst I don't dispute the need for the checks, more can be done to streamline and reduce cost and importantly, the risks being absorbed by legal practitioners.

A highly experienced conveyancer, solo operator Jacki Adams feels she is doing the work government departments should do when it comes to AML/CTF. Here, she provides a possible answer to the burden of compliance.

The most spectacular delivery today from beautiful Kelly and Adrian. These guys have been on a JOURNEY to get to their forever home. The first property ended with heartbreak when a property they deeply wanted to buy just wouldn't come together, despite how hard we all tried (twice!) But, like it often does, the right home came up at the right time and all came together beautifully. This weekend; their family moves into their stunning home and starts their next chapter. We are thrilled to have been part of the story🏡 😍

AML/CTF. VOI. What does it all mean?
From 1 July, all legal representatives (as well as Real Estate Agents and Banking Institutions) are under strict Anti-Money Laundering and Counter-Terrorism Financing requirements. This means we may ask more questions than you're used to; you may have to share things like Bank Statements with us to explain where your funds are coming from and unfortunately, you may have to repeat the process several times (Conveyancer! Lender! Real Estate Agent!). It applies to Vendors and Purchasers; unfortunately, no exceptions.
Having all your ID documents available, in matching names and ready to share this information early in your matter will ensure a smooth conveyancing transaction.

Not all matters are easy. Some come with unforeseen and unexpected complex challenges. Good communication, the right amount of attitude and pushing - something no online bot or offshore company can do - and magic can happen.

From my beautiful 80 year old lady heading into a new chapter, closer to family and all the emotional rollercoaster that brings; an old high school friend and his beautiful family selling up and heading off up the coast to their new home, on a new adventure; today was a good day 🥰🥂
