Step 5: Settlement Day – It’s Yours! 🎉🔑

The big day has arrived — settlement day!

This is when ownership of the property is officially transferred to you.

Behind the scenes, your conveyancer and lender will:

As settlement approaches, careful preparation helps ensure your property transaction stays on track.

This week, follow along as we show you why engaging a conveyancer is so important when buying a home.

Step 4: Preparing for Settlement
You’ve signed and exchanged contracts, now it’s time to get everything ready for the big day!

✅ Pre-settlement is all about making sure every legal and financial detail is in place before ownership transfers.

During this stage, your conveyancer will:
✔ Liaise with your lender to ensure funds are ready
✔ Calculate adjustments (council rates, water, strata, etc.)
✔ Carry out final title checks
✔ Coordinate with the seller’s representative and all parties involved

This is the time to ask to complete a final inspection of the property to ensure it’s in the agreed condition before settlement.

This stage is critical; any missed detail can delay settlement or create unnecessary stress.

Once your checks are complete, the next step is signing and exchanging contracts to move your purchase forward.

This week, follow along as we show you why engaging a conveyancer is so important when buying a home.

Step 3: Signing & Exchange

You’ve done your checks and you’re happy to move forward, now it’s time to make it official!

Signing and exchanging contracts is the step where your property purchase becomes legally binding.

Here’s what happens:
✔ You sign the Contract of Sale
✔ The seller signs their copy
✔ Contracts are formally exchanged
✔ Your deposit is paid (usually 5 -10%)

!! Important: Once contracts are exchanged, you are committed to the purchase (subject to any agreed conditions). Backing out after this point can be costly.

Your conveyancer will:
✔ Ensure all agreed terms are correctly included
✔ Confirm conditions (like finance or inspections) are satisfied
✔ Guide you through the process so there are no surprises

This is a major milestone, and professional guidance is essential to ensure everything is handled correctly.

This will come into effect 1 July 2026.

So, what does that mean for you?
We may need to:

Verify your identity more thoroughly.
Understand where your funds are coming from (savings, sale proceeds, loan funds).
Ask a few extra questions if something is unusual.

For most clients, this is quick, confidential and handled quietly in the background.

It does not mean:
You’re under investigation
You’ve done anything wrong
Your transaction is suspicious

It simply means everyone buying or selling property in Australia is now subject to the same checks and this is helping to protect the property market and the wider community.
