Not all leases are created equal, and confusing a retail lease with a commercial one can be an expensive mistake.

In NSW, whether a lease is classified as retail has nothing to do with preference or labels. It’s determined by legislation under the Retail Leases Act 1994 (NSW).

One of the biggest changes in Australian property law is the introduction of Anti‑Money Laundering (AML) compliance for conveyancers and lawyers.
This will come into effect 1 July 2026.

So, what does that mean for you?

Verify your identity more thoroughly.
Understand where your funds are coming from (savings, sale proceeds, loan funds).
Ask a few extra questions if something is unusual.

It does not mean:
You’re under investigation
