Depending on budget, I'd generally prefer a house over a unit, as building quality in Wollongong apartments can vary and strata costs can increase your expenses annually.

You can tell pretty quickly when someone hasn’t really understood your situation.

The conversation stays surface level. The advice sounds fine, but it feels a bit generic. Like it could apply to anyone.

We’ve seen it happen with owners who’ve had multiple agents through their property. Same property, same numbers, but completely different outcomes depending on how much context was actually taken in.

Because real estate decisions don’t sit in isolation. There’s always something else driving them.

So our advice is simple:

Pay attention to how much you’re being asked, not just what you’re being told.

On paper, a lot of tenants can look similar. Income, references, rental history.

But that doesn’t always tell you how they’ll actually live in the property, or how long they’ll stay.

We look a bit deeper than that.

How they communicate. How they present. Whether the property actually suits their lifestyle, not just their budget.

That “wait… what just happened?” feeling after a property conversation is more common than people think.

Usually it’s not because anything was done wrong. It’s just that everything moved too quickly to properly take it in.

We see it a lot with sellers and landlords who come to us after feeling like they didn’t quite get the full picture the first time around.

If you’ve worked with Stella, chances are you’ve already crossed paths with Emma.

She’s the one making sure things are clear, steady, and properly handled from start to finish.

Before real estate, Emma spent 10 years in teaching, which probably explains a lot about how she communicates.

Clear, patient, empathetic and focused on making sure people actually understand what’s going on.

From there, she built and ran her own bookkeeping business for over 12 years, working closely with local businesses and eventually specialising in real estate trust accounts.

That mix of experience is what shaped how she approaches things now.

Practical. Transparent. And always focused on doing things properly.

Outside of work, a few things about Emma:

* Weekend usually looks like: Family time, cleaning, washing, shopping (all the mum stuff) and maybe a glass of wine or two over a nice dinner
* Coffee order: Almond Cappuccino
* Go-to local spot: I love all of the Illawarra but especially love our stunning Lake Illawarra on high tide. Feels like you are in Fiji
* Something most people don’t know: I have extremely hypermobile arms and when I straighten my arms it makes people cringe.
* Community groups I am a part of: Illawarra Baby & Child Loss. I am part of this group because after my first baby was stillborn full term, the most healing support came from others who truly understood—and I want to offer that to others.
