Looking for property? What to look for in a short list of properties.
As Buyer's Agents, we look at a lot of properties! This is what we do for a living and over time we build up our skills to be able to look at and remember the details of the properties and their surroundings that we look at daily.
Having been an agent for over 10 years, I know that buyers looking at multiple open homes on the weekends become fatigued and by the end of the day the properties have all blurred together, open homes are generally only for 30 minutes, and it is a long day to get to all the properties you want to see. Even more reason to be prepared when you have found several properties to shortlist.
So, what should you do to filter through the properties that you have chosen?
1. Have you taken note of the Street? Does it look like an area that you would be happy to live in? are the
other properties in a similar condition for their age? Did you look over the fence to see if it is a laneway
or a reserve? Or a hoarder neighbour?
2. Have you determined the age of the property? Has there been renovation that may have hidden
faults?
3. Is the property close to schools, work, or your family? It may be difficult to attend a particular school if
you are not living within the catchment zone.
4. Is the condition of the property up to your standards?
5. Is the layout of the property a good design for your family or tenants?
