Sydney recorded 997 properties scheduled for auction last week, with a preliminary clearance rate of 51.9%.

The increase in auction numbers was likely influenced by the upcoming long weekend, with many agents and sellers choosing to bring their campaigns forward.

With more properties available, buyers are taking their time, comparing options and becoming increasingly selective. As a result, competition is being spread across a larger number of homes, making it harder for individual properties to stand out.

Sydney recorded 823 properties scheduled for auction last week, with a preliminary clearance rate of 56.9% — a noticeable improvement on the previous week and a sign that buyer activity may be stabilising.

While overall conditions remain more measured than earlier in the year, we're continuing to see good strength at the lower end of the market, with many first home buyers actively competing for well-positioned properties. This is helping support results in some areas of Sydney, particularly for homes that are move-in ready and represent good value.

Sydney recorded 616 properties scheduled for auction last week, with a preliminary clearance rate of 49.2% — the softest result we’ve seen since the COVID period.

However, it’s important to note that these figures are based on only around half of the auction results currently reported, meaning the final clearance rate is likely to finish higher once all data is received.

Even so, the current trend suggests buyers are becoming increasingly cautious and selective. Rising living costs, ongoing uncertainty and higher stock levels are all contributing to a market where buyers are taking more time to make decisions and competition has eased considerably.

In this type of environment, the difference between a strong result and a disappointing one still comes down to just 3 things - strategy, pricing and presentation.
