One of the most important parts of selling is understanding what is happening at each stage, especially when the role of a vendor advocate is new to you.

Sydney recorded 516 properties scheduled for auction last week, with a preliminary clearance rate of 56.3%.

Auction volumes are continuing to rise as we approach Spring, increasing from just 407 scheduled auctions four weeks ago. However, clearance rates have remained relatively steady in the mid-50s.

The comparison with last year is particularly interesting. At the same time last year, Sydney had 825 properties scheduled for auction with an 80.4% clearance rate.

So despite having around 37% fewer auction properties competing for buyers, the clearance rate is substantially lower — a clear indication that buyer confidence and market conditions are still a concern.

As we head into spring, the real test will be what happens as more properties come to market. If supply continues to increase without a corresponding lift in buyer demand, sellers will face greater competition for the buyers who are active.

That doesn't mean properties can't achieve good results. It means preparation, realistic price positioning, choosing the right agent and having the right sales strategy from day one have never been more important.

People sometimes ask how we are able to represent vendors across such a wide area of Sydney.

The answer is simple: my expertise is the process. The selling agent’s expertise is their local area knowledge.

My role is to identify and interview the strongest agents for each individual property, test their recommendations, compare their strategies and appoint the agent I believe is best equipped to achieve the strongest result for that particular vendor.

From there, I remain independently on the vendor’s side throughout the campaign — overseeing the strategy, communication, buyer feedback and negotiations.

It’s a process I’ve refined over more than a decade, and importantly, it’s repeatable — no matter which suburb the property is in.

There’s a lot of uncertainty around the Sydney property market right now — but sellers don’t need to predict exactly what happens next to make good decisions.

What matters more is knowing which parts of the sale you can actually control, from choosing the right agent and pricing strategy to preparation, buyer feedback and knowing when to change course.

Sydney recorded 482 properties scheduled for auction last week, with a preliminary clearance rate of 56.6%.

While the clearance rate remains relatively steady, the more interesting number this week is the increase in auction activity.

Just three weeks ago, only 407 properties were scheduled for auction. That has now increased to 482 — an uplift of around 18% — suggesting we may be starting to see the early signs of the traditional spring increase in supply.

Clearance rates have also improved from the sub-50% result recorded earlier this month and have now remained around 56–57% for the past three weeks. That's encouraging, although it's still too early to suggest we're seeing a significant shift in market conditions.

The real test will come as more properties enter the market. Will increased supply be matched by stronger buyer confidence and demand, or will greater choice put further pressure on sellers?

Either way, as competition between properties increases, getting the preparation, pricing and sales strategy right from the outset will become increasingly important.
