"Why would you sign for something you can't move into for two years?"

It's the first thing people say about new builds, and it treats the wait as the cost. For anyone already carrying a home loan and planning the next purchase, it's closer to the opposite.

Settlement on a new build can be 12 to 36 months after contract. The deposit goes down at signing, the balance isn't due until completion, and the price is set in the contract. That gap is time to save, pay down non-deductible debt and review your lending before settlement.

The timing advantage was already there. From 1 July 2027, the tax rules add another reason to consider new builds, with negative gearing and the 50% CGT discount limited to new builds.
