I looked at the SMSF vs regular investors vs housing supply argument too broadly the first time. Here's the tighter version, and it makes the case even stronger. 📊🏗️

My first pass used Australia's total investor pool, 2.3 million people, and asked what a 5% shift would look like. Too broad. Most of those people already own what they own and aren't buying this year. So I went back and used the actual number of investors transacting annually instead.

Here's what that shows.

SMSFs are losing the ability to borrow for residential property from 10 August 2026. Real numbers range from 4,000 (the ATO's figure) to over 16,000 a year (industry lenders say the ATO is understating it).

But most of that SMSF lending was going into established homes anyway, not new builds. One major SMSF lender says only 1 in 5 of their SMSF loans funded new construction. Established homes don't add supply, they just change hands. So most of that "lost" activity was never adding to supply in the first place.

Meanwhile, every other investor in the country, all 2.3 million of them, just got a real reason to buy new instead of established, because that's the only way to keep full negative gearing going forward. And the number that matters here isn't the whole 2.3 million, it's the roughly 300,000 actually buying every year.

It takes about 1% of that pipeline switching to new builds to fully offset the entire SMSF supply loss. 5% dwarfs it five times over.

A small segment that mostly wasn't building anything is shrinking. A much bigger segment that actually builds things just got a reason to build more.

That's not a supply crisis. That's a supply shift. 🏡

Everyone is talking doom and gloom. I see it very differently. 💡🏡

There is plenty of talk that changes to negative gearing will make investors walk away from property, reduce demand and hurt housing supply.

I'm not convinced.

Australia has around 2.3 MILLION property investors, with more than 80% of new investor lending going towards existing homes.

So most investor money is competing for homes that already exist.

It doesn't create another home.

But what happens if investors start changing what they buy rather than stopping altogether?

Here's the number that caught my attention:

2.3 MILLION investors × 5% = 115,000 investors.

I'm not saying 115,000 people will suddenly buy a new home.

But even if a fraction of that potential market redirects their next investment into new houses, townhouses, apartments or house and land packages, that's potentially a significant boost to new housing construction.

From July 2027, negative gearing on newly acquired established residential property will be restricted, while new builds retain access to negative gearing.

So maybe the question isn't:

"Will investors stop investing?"

Maybe it's:

"What will investors buy next?"

Australia needs more housing. Builders need work. Developers need buyers. Investors still want to invest.

One investor buying an established house changes who owns it.

One investor buying a new house creates another one.

That's a pretty important difference.

I'm not predicting a massive boom. There are still plenty of challenges.

But I think the "investors will abandon property" story is far too simplistic.

They may simply start investing in DIFFERENT property.

And if that happens, I believe new homes and turnkey house and land could be major beneficiaries. 🏡

That's the opportunity I see.
