A high asking price does not always mean a property is worth more. Here are five signs a property may be overpriced:

1. It has been sitting on the market much longer than similar homes in the area.
2. Comparable sales suggest a lower value than the advertised price range.
3. There has been little buyer interest despite multiple opens and strong marketing.
4. The property has undergone several price reductions since being listed.
5. Agents spend more time justifying the price than discussing the property's features.

While every property is unique, the market is usually a good indicator of value. Buyers who take the time to research recent sales and understand local conditions are less likely to overpay.

Sometimes the best purchase is not the property you buy, but the overpriced one you walk away from.

A slightly stronger week for Melbourne's auction market, with results showing some improvement after a challenging period for sellers.

While conditions remain softer than many would like, there are signs that buyer confidence is beginning to stabilise. Well presented homes in quality locations continue to attract interest, but buyers remain disciplined and are unwilling to overpay.

As we move further into winter, it will be interesting to see whether this week's improvement can build momentum or if market conditions remain subdued.

For buyers, opportunities continue to present themselves in a market where preparation, patience and strong negotiation skills can provide a significant advantage.

Another outstanding result secured in Brighton East.

This beautiful corner block offered the kind of flexibility and long term potential that is becoming harder to find in today’s market. Combining strong land value, an excellent location and future upside, it was a fantastic fit for our client’s brief.

With competition building throughout the campaign, a clear strategy and disciplined negotiation process allowed us to secure the property on favourable terms and give our client confidence every step of the way.

A premium purchase in one of Melbourne’s most consistently sought after pockets.

Not every property that looks good on paper becomes a great rental.

The homes that consistently attract strong tenants usually have a few things in common:
• Practical floorplans
• Good natural light
• Reliable public transport nearby
• Low maintenance living
• Storage and parking
• Proximity to schools, cafes and shopping strips

One of the biggest mistakes investors make is buying based on emotion rather than rental appeal. A property might suit your lifestyle perfectly, but that does not always mean it will perform well as an investment.

Strong rental demand often comes from convenience, functionality and location more than luxury finishes.

Thinking about buying an investment property? Understanding what tenants actually look for can make a major difference long term.

Another steady week across the Melbourne auction market, with buyer confidence continuing to hold despite ongoing discussions around affordability and interest rates. Well presented homes in quality locations are still attracting strong competition, while buyers remain selective and value focused across the board.

As we move further into the cooler months, preparation, pricing strategy and understanding local demand continue to play a major role in achieving strong outcomes for both buyers and sellers.

Another fantastic result and some very kind words for Sam Lally.

Most buyers focus on the home itself. The layout, renovation quality, street appeal and price usually get the attention first. But one of the most important things to understand before purchasing is the zoning attached to the property.

Zoning controls what can be built and developed on the land both now and into the future. It can impact privacy, future neighbourhood character, subdivision potential, renovation opportunities and long term value.

A quiet residential street today may look very different in five or ten years if nearby land allows for higher density development. On the other hand, the right zoning can create strong upside for buyers looking for future flexibility or investment potential.

This is why proper due diligence matters. Looking beyond the property itself and understanding the planning controls around it can help buyers avoid costly surprises and make more informed decisions.

A good property purchase is not just about what the home looks like today. It is also about understanding what the area could become tomorrow.

Another steady week across the Melbourne auction market, with buyers continuing to show confidence for well-positioned properties. While conditions remain more balanced than this time last year, quality homes are still attracting strong competition and solid results.

As we move further into the cooler months, many buyers are becoming more selective, making preparation, pricing strategy and negotiation more important than ever. For both buyers and sellers, understanding the market and having the right guidance can make a significant difference in the final outcome.
