Whilst it's a bit tougher at the moment we truly do live in the lucky state within a lucky country ........... With the cost of living (incl interest rates) rising it's hurting the hip pocket but for a bit of perspective, Perth has Australia's cheapest median dwellings for housing affordability, lowest unemployment rate, the 2nd highest median income in Australia plus a State budget surplus and economy which is the envy of everywhere!!

SBS's news article on Australia needing more skilled migrants highlighted Western Australia being granted the 3rd highest state nomination allocation just behind the much larger states of NSW and Vic.

With so few properties for sale and such a tight rental market, where are the much-needed skilled migrants going to live?

Given property prices are directly affected by supply and demand, is it realistic to believe Perth prices will decline?

Perth tenants are facing an acute shortage of properties and many are offering higher rates than advertised to secure a home. The August's vacancy rate was 0.8% and it's expected to drop further in coming month due to interstate and foreign migrants moving to our beautiful state.
Should government supply social housing at tax payer's expense?
Strategies are urgently needed to encourage supplies of rental properties from investors to ease the acute shortage!

Australians are supposedly the richest people on the planet according to a Credit Suisse Global Wealth report. It states that the median Australian Adult wealth is $409,055(Aus) each (most locked in real estate).
As with any average it doesn't fairly represent many!!

Location is a big factor (transport, the beach, schools and facilities etc). Another factor is suburbs with high owner occupier % tend to out perform the general property market over long term.

Perth homeowners typically hold on to their properties for nine years, but some areas – and not the ones you might expect – are so popular that residents stay there twice as long.
