This week I’ve been on a flying visit through Melbourne for this year’s national real estate awards. One of those trips where it’s so fast, you get whiplash at the airport!

And it’s an incredible moment for us, as we’re stepping up this year as finalists in the Small Agency of the Year category. ✨
Meaning, from all real estate agencies across Australia, both sales and buyer’s agencies, we’re recognised as one of just 7 finalists for 2026. Super-duper proud of the work we do for our clients, and the relentless improvements that Sarah and I have strived to implement.

It was a beautiful night to come together, celebrate and connect, and support our good friends across the industry. Congratulations to all of the finalists and winners, it’s always an honour (this was our 6TH trip to the National awards - just wow) and a huge thanks to my wonderful friend Cate Bakos Property for joining me for the evening.

Inconsistencies across the industry catch buyers off-guard every single week. And nowhere is this more visible right now than when auctions don’t sell.

Some properties are ‘passed in’.
Some are ‘held over’.
Some finish on a ‘vendor bid’. 😑

In each scenario, post-auction conversations can unfold in wildly different ways, and all are heavily controlled by the agents who play the auction game.

I love a good auction, don’t get me wrong, but when the process fails to achieve a result? All transparency is gone. Buyers are often frustrated by an opaque and poorly explained process. Or they assume what happened at another auction will repeat here. That is a critical error, and a fatal mistake many buyers make.

Done well, it sets you up with a sound base for future success and maximises growth potential. Done poorly, however, and you’ll set yourself back several years (or more), while you can only sigh in hindsight and rue the lost opportunities.

Happy Easter! Taking a breather from auctions this long weekend but open homes are very well attended. Big groups, extended families coming through, complete with guests in town tagging along too from the gist of the conversations I’ve been overhearing.
