My parents migrated from Sri Lanka at 17. Property was never supposed to be this complicated.

I bought my first investment property at 20 years old. My mum was beside me. No build report, no exit strategy, no contract review, no pre-approval. Pure willpower.

As luck would have it, it doubled in three years.

I spent my 20s flipping properties without a real strategy. Mortgage brokering at 22. BDM at Bankwest at 26. Ten years in lending - then headhunted by an investment agency where I watched clients make the same mistakes I had.

That firm went bankrupt. They owed me $243,000 in unpaid commissions.

Hard reset.
