‼️The NSW Government has announced that it will lift the threshold for the First Home Buyers Assistance Scheme and abolish the First Home Buyer Choice Scheme ‼️
 
These changes mean that properties worth up to $800,000 will be exempt from stamp duty, lifting it from $650,000, and concessions will apply to properties worth between $800,000 and $1 million but homeowners must live in the property for a period of twelve months instead of six months.  
 
Whilst the Government will close off access to the former government’s First Home Buyer Choice Scheme on 1 July 2023, the legislation will include grandfathering provisions so first home buyers who opted into the annual property tax can continue to pay that tax until they sell their property.

The NSW Government has announced that first home buyers purchasing properties for up to $1.5 million will be able to choose to pay an annual property tax instead of stamp duty.

Eligible first home buyers who sign a contract of purchase on or after 16 January 2023 will be eligible to opt into the property tax and will not be required to pay stamp duty in order to complete their transaction.

Eligible first home buyers who sign a contract of purchase between 12 November 2022 and 15 January 2023 will be eligible to opt into the property tax. However, these purchasers will be required to pay any applicable stamp duty within the usual required periods and from 16 January 2023, will be able to apply for and receive a refund of that duty.
