šŸ” AML REQUIREMENTS — WHAT YOU NEED TO KNOW

From 1 July 2026, conveyancers became subject to Australia’s Anti-Money Laundering and Counter-Terrorism Financing laws.

As part of your conveyancing matter, we may need to:

• collect and verify identification information
• understand who is involved in or controls the transaction
• ask about the nature and purpose of the transaction
• request information or supporting documents regarding the source of funds, where required
• undertake additional checks in higher-risk circumstances

These requirements are designed to protect property transactions and Australia’s financial system from criminal misuse.

We understand that some questions may feel personal. Any information requested will be handled carefully and only collected where necessary to meet our legal obligations.

Providing requested information promptly will help us progress your conveyancing matter without unnecessary delays.

What is a Section 27? šŸ”

A Section 27 statement allows a vendor to request the early release of the purchaser’s deposit before settlement.

The deposit is not released automatically. Specific requirements must be satisfied, and the purchaser may have grounds to object. In Victoria, the deposit generally cannot be released until at least 28 days after the contract was signed and service of the document.

Always seek advice about your individual circumstances before agreeing to an early deposit release.

Before you dive in, make sure you understand Victoria’s pool and spa regulations:

• Pools and spas capable of holding more than 30 cm of water generally must be registered with the local council.
• A compliant safety barrier must be installed and maintained.
• The barrier must be inspected, with a new compliance certificate lodged every four years.
• A compliance certificate must be lodged with council within 30 days of being issued.

If you’re purchasing a property with a pool or spa, ask whether it is registered and whether the barrier compliance certificate is current. The relevant council can confirm its registration status.

A Section 32—also known as a Vendor’s Statement—provides buyers with important information about a Victorian property before they sign the Contract of Sale.

It generally includes:

✨ Title details
✨ Mortgages, covenants and easements
✨ Planning and zoning information
✨ Rates, taxes and other outgoings
✨ Services connected to the property
✨ Relevant permits, notices or orders
✨ Bushfire-prone area information
✨ Owners corporation documents, where applicable

A Section 32 does not confirm the condition of the buildings or guarantee that all improvements comply with building regulations—so obtaining independent advice and inspections is important.

Hi, I’m Seanne, Director of Sea Change Conveyancing.

Ten years ago, I made my own sea change to the beautiful Sunshine Coast. It was a big life change that gave me a genuine understanding of the excitement, emotion and uncertainty that can come with buying, selling and moving somewhere new.

I’m a family person at heart, and one of the things I value most is having my daughters working alongside me in the business. I’m incredibly proud of them, and their support makes running Sea Change Conveyancing even more meaningful. Together, we’ve created a family-focused business built on trust, care and personal service.

Although I live on the Sunshine Coast, I continue to assist clients with their Victorian conveyancing needs remotely. I’m passionate about making the process feel clear and manageable, and I take pride in being approachable, down-to-earth and genuinely invested in every client’s property journey.

When I’m not working, I love spending time with my family and enjoying the relaxed Sunshine Coast lifestyle. Having made a sea change myself, I know that property is never just about paperwork—it’s about people, families and the beginning of a new chapter.
