Most NSW contracts run on a 42-day settlement. Counting back from the Christmas break, that means exchanging by early November.

And before your agent can advertise? The contract needs to be ready. So getting it drafted is step one.

Nine of the ten fastest-growing suburbs in our region aren't in Newcastle. They're in the Hunter Valley.

Hunter Valley values rose 9.8% over the past year, with a typical house sitting around $860,000 compared with $1.07 million in Newcastle and Lake Macquarie (Cotality, August 2026).
