TUESDAY TIP - When attending an open house, it's wise to check to see if all appliances are working correctly. If this is missed in the building and pest report and not addressed prior to exchanging of contracts then it is deemed to be in the condition when contracts are exchanged.

This means during a presettlement inspection if an appliance/s or air conditioning unit isn't working correctly and was in the same condition at the exchange of contract then the vendor is not responsible to fix the item.
