It makes the rental crisis significantly worse.

Rental vacancy rates are already under 1% in most Australian capital cities.

Since 2004, we’ve seen investors hesitate through:

β€’ Foreign buyer ban on established property extended to June 2029

You cannot fix a supply shortage by taxing the people who provide rental housing.
