Od 2024 roku sprzedaż nieruchomości będzie objęta nową formą opodatkowania. Najnowsze instrukcje przewidują rozróżnienie pomiędzy obiektami nowymi i starymi.
Zgodnie z tymi instrukcjami mieszkanie wybudowane w 2000 r. nie może mieć tej samej ceny referencyjnej co mieszkanie wybudowane w 2024 r. Z tego powodu od ceny referencyjnej odlicza się 1% w skali roku, gdyż budynki co roku są amortyzowane o 1%. Przykładowo, jeśli cena referencyjna na danym obszarze wynosi 1000 euro/m2 i w 2024 roku sprzedajesz mieszkanie, które zostało wybudowane w 2000 roku (tj. 24 lata temu), cena referencyjna nie będzie wynosić 1000 euro, ale 760 euro lub 240 euro mniej ze względu na amortyzacje.

Duke nisur nga 2024 sh*t-blerja e pasurive të patundshme do t’i nënshtrohet një forme të re taksimi. Udhezimet e fundit parashikojne një diferencim mes objekteve të reja dhe atyre të vjetra.
Referuar ketyre udhezimeve një apartament le te themi i ndertuar ne vitit 2000 nuk mund të ketë të njëjtin çmim me nje apartament te ndertuar ne 2024. Për këtë arsye çmimit të renferencës i zbritet 1 % në vit, sepse ndërtesat amortizohen 1 % cdo vit. Për shembull, nëse çmimi referencës në një zonë është 1.000 euro/m2 dhe ju do shisni një apartamet në vitin 2024, por që është ndërtuar në 2000 (pra 24 vjet para), cmimi referencës nuk do të jetë 1000 euro por 760 euro ose 240 euro më pak per shkak te amortizimit.
Për efekt te llogaritjes së tatim fitimit. Nese ky cmim reference sot perllogaritet ne 760 euro ndersa kur eshte blere ne 2000 ka qene 600 euro diferecna e tyre do të tatohet me 15 %.

W dniu 27.01.2023 został otwarty na całej długości Tunel w Llogara. Tunel ma 5,9 km długości i znajduje się w południowo - zachodniej części kraju, około 36 km na południe od Wlory i około 89 km na północ od Sarandy. Przejazd tunelem zakończy się w zaledwie 7 minut, znacznie skracając dystans do wspaniałych plaż na południu kraju, takich jak Palasa, Dhermiu, Himara, Borshi, Saranda. Oczekuje się, że tunel zostanie otwarty dla transportu samochodowego w czerwcu 2024 roku.

On 27.01.2023, the Llogara Tunnel was opened in its entire length. The tunnel is 5.9 kilometers long and is positioned in the south-west of the country, approximately 36 km south of Vlora and approximately 89 km north of Saranda. The passage through the tunnel will be completed in just 7 minutes, significantly shortening the distance to wonderful beaches in the south of the country such as Palasa, Dhermiu, Himara, Borshi, Saranda.

Tuneli është 5.9 kilometra i gjate dhe është i pozicionuar në jug-perëndim të vendit, afërsisht 36 km në jug të Vlorës dhe afersisht 89 km ne veri te Sarandes Kalimi në tunel do te përshkohet në vetëm 7 minuta, duke shkurtuar ndjeshëm distancën me plazhet e mrekullueshme të jugut të vendit si Palasa, Dhermiu, Himara, Borshi, Saranda.

Dokumenti i zhdoganimit (DAV) të lëshuar nga Dogana Shqiptare, në origjinal.

Dokumenti i fitimit të pronësisë, i vlefshëm.

Kontratën e sigurimit të mjetit, sipas kushteve të marrëveshjes së përbashkët DPSHTRR-AMF.

Konfirmimin nga Regjistri i Barrëve Siguruese, sipas kushteve të marrëveshjes së përbashkët DPSHTRR-RBS, për mjetet e përdorura të blera në vend.

Shënim: Të gjithë dokumentet në gjuhë të huaj duhet të jenë të përkthyera në shqip dhe të noterizuar.

Nëse personi që paraqitet në sportel nuk është pronar i mjetit, veç dokumenteve të mësipërme duhet të dorëzohet edhe prokura e posaçme për kryerjen e veprimeve në emër të pronarit të mjetit.

Tarifa e Shërbimit në rast kur mjeti është i regjistruar: Certifikatë e Kontrollit Fizik të mjetit 1500 Lekë + Leje Qarkullimi 2100 Lekë = Totali 3600 Lekë.

Tarifa e Shërbimit në rast kur mjeti është i pa regjistruar: Certifikatë e Kontrollit Fizik të mjetit 1500 Lekë + Leje Qarkullimi 2100 Lekë + Tarifa e pajisjes me dy Targa 3000 Lekë = Totali 6600 Lekë.

Request for a residence permit
The electronic service "Request for a Residence Permit" enables foreign nationals who wish to stay for a longer period than 90 days in 180 days in Albania, to apply for a residence permit in the Republic of Albania. The foreigner is notified to be present at the regional authorities responsible for border and migration in the territory where the foreigner has resided, upon confirmation of the fulfillment of conditions and documentation to apply for the renewal of the residence permit through this service.
To apply for the first residence, permit in Albania, the proper application form depends on the reason to
stay in Albania:
• To work;
• To join the family member;
• To study;
• For other motives justified by the documents;
• For international protection.
The application for a residence permit to the regional authorities responsible for border and migration services, must be made within 30 days of entering the territory of the Republic of Albania, ensuring that:
• the legal requirements for the applied residence permit are meted;
• all the necessary documents are available;
• the documents from the country of origin are translated and legalized.
After submitting an on-line application for renewal of the residence permit on the E- Albania portal, the foreigner will be notified to apply to the Migration Office of Regional. The processing of applications for a residence permit at the Migration Authority will take up to one month. If not all legal requirements and necessary documentation are met, the processing time may be longer. The Migration Service will contact the requesting foreigner if necessary.
The withdrawal of residence permit is done within 30 days at the same local office where the application is submitted and the foreigner has proven his / her identity.
