I've been hearing this since 2022:

"I'll wait for Dubai prices to drop."

Here's what happened to those who waited:

2022: Prices are too high.
2023: Prices went up.
2024: OK but the market must correct soon.
2025: 197,000 transactions. Record year.
2026: Brookfield enters. Luxury is not budgeing.

The massive correction people are waiting for is not coming for premium assets.

What IS coming?

More supply in mid-market communities.
That's where smart buyers will find value.

In 2023, Canada banned foreign nationals from buying residential property.

The objective was clear:
Cool an overheated market. Improve affordability for local buyers.

Then in January 2025, the policy was quietly reversed.

So what changed?

The ban didn’t create the correction many expected. Prices remained relatively resilient.
Inventory stayed constrained.
And now, international capital is gradually re-entering the market.

Through conversations with my network & partners on the ground in Canada, here’s what I’m seeing & hearing:

✅ Toronto condos: cautious sentiment, but transactions are picking up
✅ Vancouver: luxury segment becoming active again
✅ Calgary: arguably the strongest fundamentals among the major cities

But the opportunity is not simply:
“Buy Canada.”

The real question is:
Which city?
Which micro-market?
Which asset class?
And what is the investment objective.. cash flow, appreciation, diversification, or residency positioning?

That’s the conversation serious investors should be having now.

People ask me all the time:
“Is now still a good time to buy in Dubai?”

My answer is simple:
It depends on why you're buying.

Buying to flip in 6 months?
Maybe not the ideal market.

Buying for:
• rental income
• residency security
• long-term wealth preservation
• global diversification
Then yes, Dubai still makes a lot of sense.

Here’s what I’m seeing on the ground:

✅ Brookfield Corporation just launched a new project in Dubai Hills, despite all the regional noise.
✅ Emaar Properties villas and Emirates Hills properties are not seeing meaningful discounts.
✅ Strategic handover-ready units are getting snapped up before they even reach listing portals.

The market isn’t perfect. No market is.
But the fundamentals today are far stronger than what most headlines suggest.
Dubai just recorded its highest-ever annual real estate transaction volume, over 215,000 sales in 2025 alone.
That’s why I’m still actively looking for opportunities here.
And that’s why clients keep calling.

🌍 Regional instability.
😷 A global pandemic.
