Transactions jumped 25.4% as Q4 kicked off.

And despite a 7.7% dip in price/sqft, average deal size climbed to AED 2.74M.

The takeaway?

For the week ending 27 September, DXBinteract logged AED 6.3 billion in direct sales across 2,381 deals. Value eased just 3.3 percent, and volume actually rose 0.42 percent. After a sharp drop the week before, transactions steadied rather than kept falling.

Two weeks now sit close together, around AED 6.3 to 6.5 billion and roughly 2,370 deals. That is not a market breaking. That is a market finding a floor. Add the last full week's ledger, mortgages at AED 2.80 billion and gifts at AED 1.09 billion on top of sales, and the depth is intact.

Here's the thing nobody selling you a skyline view wants to admit: a citywide average has never paid anyone's mortgage. Not once. It's a headline, not a strategy.

So before you wire a deposit because a guy at a dinner party mentioned "the market," ask the boring questions that actually make money:

Which area. Which building. Which floor, which layout, which delivery date. What did comparable units actually sell for, not list for. What's rent doing. What's supply doing next door. And are you comparing asking prices to reality, or just to someone's optimism?

Averages don't own units. You do.
