Villas rose. Apartments fell. Same city, same quarter.
ValuStrat's June 2026 index has villa values up 2% year on year and apartment values down 3%. Savills has apartments down 4% quarter on quarter against 0.8% for villas. JLL reports the same shape — the villa segment led, apartments recorded the steepest quarterly declines.
Why: the new supply landed on apartments. Most of what completed this year was apartment stock. Villa land is finite and the pipeline behind it is thinner. Price follows delivery, not marketing.
Two consequences worth carrying with you:
→ Citywide averages now hide more than they show. A single "Dubai prices" figure blends two segments moving in opposite directions and tells you nothing reliable about either one.
→ The indices agree on direction, not on size. Valuation-based indices mark down faster. Transaction-based ones lag registration. Treat any single percentage with that in mind — including the ones I publish.
Stop asking how Dubai is doing. Ask how your segment is doing.
