Property fraud is Real-– But an honest lawyer is your first line of defense

In Zimbabwe, many property buyers fear being cheated during a transaction. This fear is understandable because property fraud does occur. Common schemes include double sales, fake sellers, forged title deeds, and transactions involving land that cannot legally be transferred.
What many people do not realize is that a competent and honest lawyer is meant to prevent these scams, not enable them.
An honest property lawyer will:
• Verify the true owner of the property at the Deeds Registry
• Check if the property is subject to disputes, debts, or court orders
• Draft a proper Agreement of Sale to protect your rights
• Ensure payment is only made once legal requirements are satisfied
• Handle the transfer process lawfully and transparently
Fraud thrives where buyers rush, avoid legal advice, or rely on informal arrangements. A registered lawyer who follows professional rules acts as a gatekeeper against these risks.
