Yes. Real Story from Our Office – A Reminder to Be Careful Before You Sign

Recently, a client came to our office looking for help with a Business Visa application here in Thailand. As part of the process, we asked them to review their lease agreement for the business they were planning to invest in.

What we saw was concerning.
The lease agreement provided by the landlord was only 2 pages with just 3 clauses — extremely weak for an investment of this level. There was no real protection, no clear structure, and significant legal risk.

This was not just a simple document — this was an agreement tied to an investment of nearly XX,000,000 THB.

We immediately advised the client: “This is not strong enough. This puts your entire investment at risk.”

From there, we stepped in and worked closely with a professional solicitor to completely restructure the agreement.
Today, that same lease has been transformed into a 17-page professionally drafted legal document, covering key protections, obligations, risk management, and long-term security for the investor.

The lesson is simple:
In Thailand, many agreements may look “normal”, but that doesn’t mean they are safe.

- A weak contract can turn a X million baht investment into a zero-value risk.
