👩‍⚖️处理过太多买卖纠纷，发现很多买家吃亏，都是因为在签约前忽略了一些关键点！准备买房的你，一定要注意以下事项👇

❶ 产权类型搞清楚了吗？ 🏠
不是所有 Freehold 都”高枕无忧”，Leasehold 也不代表不好。
✅ 查清楚：是不是 Master Title？有没有 Individual / Strata Title？
⚠️ 产权有无 caveat（产权冻结）、是否需州属批文等，都会影响转名与贷款！

❷ Booking Form / Option 一定要写明：*subject to loan approval 📝*
⚠️ 没有这句，一旦贷款被拒，可能拿不回定金，甚至被追违约金！
（如果你是现金买家，当我没说 😎）
✅ 买家应要求注明交易以贷款批准为条件，避免承担不必要的风险。

❸ 签 Booking Form / Option 前，先请律师帮你审核条款！
很多人签了才找律师准备 SPA，这时候可能已经掉进坑！
⚠️ 某些条款只保障卖方利益，买家容易吃亏。

📍 Branch - Bandar Indahpura, Kulai

The Legal Associate (Litigation) will assist in litigation matters, draft legal documents, conduct hearings and trial, and perform other general tasks as assigned by the partners. The candidate should be competent in drafting and legal research, have a good command of English and BM, be proactive in problem-solving, proficient in Microsoft office and related software, and able to work as a team. Fresh legal practitioner is more than welcome.
