States Where Homeowners Have Most Home Equity
One of the most fascinating trends in real estate is how much home equity can contribute to a homeowner’s overall net worth. In fact, in 10 states, homeowners often see their home equity match or even surpass their total net worth. Hawaii tops the list with an average of $600,000 in home equity and a net worth of $692,700, while California follows with $550,000 in equity compared to a $273,800 net worth.

As someone who’s spent years both safeguarding our community as a Firefighter Paramedic and inspecting homes across Colorado Springs, I’ve seen firsthand how building home equity can transform a family’s financial picture. For those considering buying, selling, or investing, understanding these numbers isn’t just about statistics—it’s about making confident, informed decisions for your future. My approach combines a commitment to safety and quality with insights that help you navigate every step, whether you’re setting down roots or looking to grow your investment.

United States Real Estate Market 2026: Industry Size to Reach USD 2.30 Trillion by 2034, at a CAGR of 2.98%
The US real estate market is on track to reach a remarkable $2.30 trillion by 2034, with an expected annual growth rate of 2.98%. This steady trajectory is shaped by factors like growing urbanization, continued demand for properties, strong infrastructure, and supportive policies, all underpinned by low interest rates. We’re also seeing exciting momentum in smart home technology and sustainability—trends that are becoming more important to today’s families and homeowners. After spending over 14 years inspecting homes throughout Colorado Springs and the Front Range—and nearly two decades as a firefighter paramedic—I know firsthand how these shifts impact not just the market, but the safety, quality, and comfort of the places we call home. As the real estate landscape evolves, I remain committed to guiding families and investors with insights rooted in both service and experience, ensuring every decision is grounded in trust and a deep understanding of what truly matters.

U.S. Listings Rise 2.6% in Late Summer
Lately, we’ve seen a noticeable uptick in new home listings across the U.S.—up about 3% month-over-month in mid-Q3, reaching levels we haven’t seen in more than four years. As someone who’s spent years ensuring homes in our community are safe and ready for new owners, I see this as an encouraging shift: more options on the market can mean more opportunities for buyers to find the right fit. Inventory also climbed about 4% month-over-month as more sellers adapted to changing conditions, broadening the choices available. At the same time, pending home sales held steady and closed sales dropped slightly, which tells me buyers are being more selective as the supply grows. With the median sale price now around $399K (up 2% from last year) and mortgage rates steady near 7%, affordability remains a challenge for many families. Still, with roughly 60% of homes selling below their original asking price, buyers have more room to negotiate—whether it’s price, repairs, or closing costs. I’m committed to helping families navigate these shifts, ensuring every step is grounded in safety, quality, and local expertise.

USA Pending Home Sales Edge up 0.3%
Pending home sales across the US edged up just 0.3% in mid-Q3, showing that while contract activity is moving forward, it’s still about 5% below last year’s pace—largely due to higher mortgage rates. Despite these challenges, many buyers are still stepping up to make offers, helped in part by job gains and stronger incomes that are balancing out rising home prices for some. Nationally, contract signings remain slow, sitting roughly 30% below pre-pandemic levels. That’s why I continue to keep a close eye on pending sales as an early signal for where the market is headed. Back in 2021, when mortgage rates hovered near 3%, we saw a surge in activity that hasn’t returned since. Because pending contracts often close within one or two months—unless things like financing or inspections cause delays—they offer a valuable early look at what to expect in upcoming sales. My years of experience in both home inspections and real estate have shown me how crucial it is to track these shifts, so clients can move forward with confidence, knowing their decisions are backed by up-to-date insights and a commitment to their best interests.

How Smart Regulations Can Lower Homebuilding Costs in Colorado
Having spent years serving the Pikes Peak Front Range—both as a firefighter paramedic and through my work with All Season Home Inspections—I've witnessed firsthand how local regulations play a significant role in shaping our communities. In Colorado, the cost to build a new home can range anywhere from $24,295 to $101,616, much of which stems from taxes, fees, and the permitting process. Fast-growing areas, in particular, see the steepest water and sewer fees. These higher costs and inevitable delays not only make new builds more expensive, but also directly impact how many homes are available and, ultimately, what’s affordable for families. I always encourage my clients to look beyond the surface, understanding how these factors influence both their investment and their future neighborhood. It’s all about ensuring that every home decision is both informed and rooted in the reality of our local market.

Colorado Springs Builds Homes in About Six Months
One thing I’ve noticed over years of serving the Pikes Peak Front Range—both as a firefighter paramedic and through my work at All Season Home Inspections—is just how efficiently Colorado Springs manages new home construction. For anyone considering a move or investment here, it’s worth noting: a standard single-family home in Colorado Springs typically goes from permitting to completion in about six months. That’s a significant advantage compared to the national average of roughly nine months for the same process. This faster pace isn’t just about getting families into homes sooner; it also reflects our community’s streamlined permitting and construction processes. For those who value both quality and timeliness, Colorado Springs stands out as a market where you don’t have to wait long for a newly built detached home. My passion has always been helping families make confident, informed decisions—and it’s encouraging to see our local housing landscape support that with such efficiency.

What buyers and sellers need to know as housing market conditions change
As someone who’s spent nearly two decades serving our Pikes Peak Front Range community—and 14 years inspecting homes across Colorado Springs—I’ve seen firsthand how the housing market adapts to changing needs. These days, the traditional home-buying season stretches well past Labor Day, shaped by personal milestones and what’s happening locally. If you’re house hunting, it’s more important than ever to visit properties in person, especially with AI-edited photos becoming common. For sellers, adjusting your price strategy may be necessary, given the increase in available homes. I’ve always believed that working with a trusted local agent is key—our knowledge of the area can help you make informed choices, whether you’re buying or selling. My priority has always been your family’s safety, comfort, and confidence in every decision.

Boise and Western Markets Offer More Affordable Home Options
As someone who’s had the privilege of serving the Colorado Springs community for nearly two decades—first as a firefighter paramedic, and now as the owner of All Season Home Inspections—I’ve seen firsthand how quickly our local housing market can shift. Right now, home price listings are seeing significant drops across the country, but it’s especially notable here in the West and Sun Belt. Prices have fallen 42% on average nationwide, with Colorado Springs experiencing a 56.3% decline, and cities like Austin and San Antonio seeing drops over 53%. Even East Coast markets have seen reductions between 25-29%. Navigating these changes can feel overwhelming, but understanding the numbers is the first step in making confident decisions. My goal has always been to help families not just find a house, but a safe and lasting home—even in times of market uncertainty.

Homebuyers Find Bargains in Four States' Housing Markets
It's becoming more common to see home listings priced below what the owners originally paid, especially in states like Colorado, Hawaii, Florida, and Arizona—where more than 1 in 10 homes are now on the market for less than their purchase price. Nationally, that figure stands at 7%, driven by softer demand, higher borrowing costs, and increased inventory. As someone who’s both a longtime firefighter paramedic and the owner of All Season Home Inspections here in Colorado Springs, I’ve seen firsthand how quickly market conditions can shift. For families navigating these changes, it’s more important than ever to have a trusted eye on both the value and safety of a property. My goal is always to help you make informed, confident decisions—whether you’re buying your first home or looking at investment opportunities.
