You probably think as a general rule of thumb, brand new homes costs more than existing homes. But right now, that's backwards. This shows just how much.

A newly built home costs about $40k less than an existing one right now. That's because builders are cutting prices and piling on incentives to keep their inventory moving.

And that opens up a window for you to get brand new everything for less than you may expect.

DM me if you want a list of nearby new home communities offering deals like this right now to see if a new build may be in your budget after all.

🏡 Home Appraisals Are Changing , Here’s What Buyers & Sellers Should Know

There are some big changes happening in the appraisal world this year, and while you probably don’t need to know the technical details, there are a few things worth knowing!

Beginning later this year, appraisers will transition to a new, more detailed and standardized way of evaluating and reporting information about a home.

So what does that mean for you? 🤔

🏠 SELLERS: Accurate information about your home’s updates, condition, improvements and unique features may be more important than ever. This is another reason we like to make sure an appraiser has good information about a property and the local market.

🔑 BUYERS: Your appraisal report may look very different than what you’ve seen in the past. That’s okay! The new format is designed to provide more consistent and detailed information about the property.

📊 THE GOOD NEWS: You don’t have to figure all of this out yourself.

Part of our job at Layton Real Estate is staying on top of industry changes like these so we can help our clients understand what they mean — without all the real estate jargon. 😊

Thinking about buying or selling? We’re always happy to answer questions. 🏡❤️

🏡✨ Another August Closing! ✨🏡

It’s been a busy month of closings, and I’m so excited to celebrate Payton & Koby as they officially become homeowners! 🔑❤️

These two worked hard, did everything they needed to do, and now they get to call their first home together in Gardner their own! 🏠🥂

There’s something extra special about watching young buyers take that first big step into homeownership. I couldn’t be happier for them and all that’s ahead as they make this house their home. 💕🔑

Congratulations, Payton & Koby! Here’s to new beginnings, new memories, and your very first home together! 🎉🏡

What makes Wellsville special?

Cruising on Main Street. Prom walk. Pork Chop Hill. The people. The places. The stories.

Through KRIATE, a partnership with Kansas State University generously funded by the Patterson Family Foundation, Wellsville students are exploring their community through place-based learning. From local history and agriculture to businesses, landmarks, family stories, and community traditions, EC–12th grade Eagles are learning about the place they call home—and creating poems, maps, models, interviews, displays, and more along the way.

Led by six of our amazing Wellsville teachers—Ann Unruh, Elba Unruh, Alyssa Poteet, Christie Bauer, Alise Chandler, and Emily Taylor—teachers across grade levels are bringing these community stories to life with support from Mr. Zimmerman and our talented broadcast and media students.

Come celebrate with us! Join us during Wellsville Days at the Milestone Events Center from 8:00–11:00 a.m. to explore student projects, hear local stories, and celebrate the people and places that make Wellsville special.

Think every home on the market is out of reach? Not necessarily.

More than 40% of sellers are dropping their asking price right now. And the median list price this July was the lowest for any July in 5 years.

That means sellers aren’t banking on bidding wars or expecting buyers to pay whatever they ask. They’re more willing to meet you where you’re at.

And that could work in your favor. Want to find out how much wiggle room you have on price in our market? DM me.

Quick question: what's the one word you'd use to describe this year so far?

For a lot of people, it's stressful. And when everything feels shaky, it’s easy to second-guess the move you were ready to make. But the truth is, the housing market is one thing that’s been remarkably stable.

Home prices have been relatively steady for about 4 years now. The number of homes for sale is right about where it was last year (up 2%). And mortgage rates have held in the same general 6-7% range since late 2022.

A steady market comes with a perk. You can actually plan. What works for your budget today probably won’t look all that different in a few months.

You don’t have to wait for things to calm down. The housing market’s already pretty steady. Send me a DM or drop a comment below, and let's compare the market you walked away from to the one that's here now.

One of the biggest stories in the housing market these past few years has been how much the supply of homes for sale has grown. It’s the #1 bright spot for buyers in this market.

But you may have heard that growth has been slowing down.

It’s true it went from +31% a year ago to just +2% now. But that’s no reason to worry about your move.

Because nationally, inventory has been up year-over-year for 33 straight months. And the latest data shows the slowdown may have already hit its floor.

Plus, since rates aren't expected to come down much anytime soon, inventory growth may be about to pick back up.

The bottom line? Inventory is still better than it was last year – and that gives you options. And even more choices may be coming soon.

Wondering what this means for your plans? Send me a DM and let's talk through what’s available right here, right now.
