Pricing high 'to leave room to negotiate' is a fun theory. The market usually disagrees.

👀 Ever watched a neighbor's price drop?
Yes or no.

Don't remodel the kitchen before you list.

Do this instead. A few small fixes beat a big renovation almost every time. Would you fix it first or sell as-is?

Most people sell their first home to buy their second. In this market, that's often a $500,000 mistake.

If you locked in a rate at 3% or 4%, that rate is one of the most valuable financial assets you own right now. The moment you sell, you hand it back to the bank.

Here's the smarter play: pull equity from your current home as the down payment on your next primary residence. Rent the first home out. Your tenant covers the mortgage, the taxes, and likely puts cash in your pocket every month. While you sleep, you're building wealth on two assets instead of one.

In 15 years, you have two properties nearly paid off, funded almost entirely by someone else. That's not a lucky break. That's a plan.

The wealthiest homeowners I know never sold their first home. They kept it, rented it out, and let time and tenants do the heavy lifting.

Thinking about making a move? Let's look at your numbers. DM me and we'll run it.

Selling a home in Wellington FL in 2027 means the real work happens in 2026 — and most of it is paperwork, not renovation.

Roof age is one of the heaviest factors in Florida homeowners insurance, and carriers tighten up considerably at 15 years. Worth knowing your actual number now, from the permit record.

The four-point inspection covers roof, electrical, plumbing, and HVAC. The items that flag most often in Palm Beach County homes: water heaters past 10 years, polybutylene plumbing, Federal Pacific panels, and aluminum wiring.

Florida insurance rates have finally started moving down, which means re-shopping your policy this year is worth the hour.

Open permits don't expire. They surface during title work, usually right before closing. Searching your address is free.

Condo owners: request the structural integrity reserve study, the milestone inspection report, and the reserve funding plan now.

Landscaping needs a full growing season to look established.

And every capital improvement raises your cost basis, which lowers your taxable gain — but only with documentation.

Six of these seven cost under a thousand dollars.
