You NEED to hear this!

This summer, the National Association of Realtors is making some changes to how buyer’s agents are compensated. With these changes, sellers will need to plan to compensate buyer’s agents when their home is sold starting in July.

If you don’t factor in buyer’s agent compensation, you risk a few things:

- Fewer buyers looking at your home
- A stagnant listing on the market
- Not receiving competitive offers as a result

As a seller after top dollar on their home, you’ll want to avoid all of these. Make sure to plan for buyer’s agent compensation when strategizing your listing price!

Well, someone had to say it…

Sometimes selling can come with some little inconveniences–like having to be flexible when it comes to scheduling showings and open houses.

But if you can handle those tiny irritations, then you can end up with a much faster sale, which will make your life easier in the long term!

When you get a buyer asking for a showing at a weird time, try to make it happen for them. That little concession could turn into a sale for you!

Are you ready to finally find your dream home?

Sometimes, if you’ve been on the hunt for a while and none of the homes on the market are doing it for you, it can be discouraging.

What are you supposed to do in this situation?

1. Find an agent who thinks outside the box. With a creative and knowledgeable agent on your side, you can find a housing solution that fits all of your needs and will allow you to meet your real estate goals.

2. Consider adjusting your wants list. If nothing on the market seems quite right, it can be a sign to take another look at your wants list. What do you really NEED to have in a home for it to work for you? The more you can cut your criteria down, the more options will be available to you. You might be surprised by what you can find with an open mind!

3. Stay positive. The right home for you is out there. Sometimes it just takes time to find the right home. If you have a great agent and an open mind, focus on being positive and rest assured that your new home is on its way to you.

What’s the deal with writing a letter to a seller?

Some buyers swear by this tactic, but does it actually make sellers more likely to pick your offer? Is it worth it?

If you love a house and want the best chances of getting it, it doesn’t hurt to write a letter and append it to your offer.

Some sellers will be receptive to letters, especially if the letter helps them understand your situation better and why you want the property.

If you do write a letter, remember not to include any personal information about protected classes so the seller doesn’t have to worry about violating fair housing laws.

But the best thing you can do is to work with your agent to make the most financially convincing offer rather than relying on a letter to convince the seller to choose you.

As always, follow your real estate agent’s advice when it comes to including a letter (or not!) to make sure you make the best offer possible!

Not gonna lie… These are exactly the things that scare buyers away!

1. Overpricing: A too-high listing price is one of the biggest deterrents for buyers. Unfortunately, this can result in a lack of interest and stagnant listing, netting you a lower purchase price down the line.

2. Poor curb appeal: Buyers often make split-second decisions on homes, so bad curb appeal can taint their opinion of your property before they even step foot inside.

3. Clutter and personal items: Too much clutter or personalized decor can make it difficult for buyers to envision themselves living in the home. Decluttering and depersonalizing before listing is always worth it!

4. Obvious lack of maintenance: Neglecting necessary repairs or maintenance issues can signal to buyers that the property may have underlying issues. Plus, a home that’s obviously dirty can give buyers the impression that it hasn't been well cared for. These are both common red flags for buyers.

5. Limited access for showings: Making it difficult for buyers to view your home can put them off from seeing it all, which can lead to missed offers and sales.

If you want to attract the most buyers, drum up lots of interest around your listing, and maybe even score a bidding war, stay far away from doing any of these things.

If you’re feeling stuck, read this.

Things take time, even in a fast-moving real estate market.

Buyers and sellers are often surprised at how much time goes into buying the perfect home or getting your home sold.

(Psst: that’s one reason why real estate agents are so handy! We put all the work in so you don’t have to.)

But at the end of the day, the process is going to take as long as it’s going to take.

Instead of focusing on things you can’t control, like the timing of certain processes or the real estate market, focus on what you do have control over: yourself and your choices.

Renting adds up… In a bad way.

It’s hard to see the numbers like this because you can take a reasonable rent ($2,000) and a reasonable amount of time (5 years) and suddenly $120,000 has disappeared into your landlord’s pocket.

All that money paid into rent with $0 coming back to you.

If you want to avoid this happening to you, you need to buy a house.

With a home, you’ll be able to start building equity. When it comes time to move on from your home, you won’t be left empty-handed.

Instead, when you sell, you’ll get all of the money you paid into your mortgage (plus some), which you can then use as a down payment on your next house or put right into your pocket.

That’s the magic of real estate!
