The right commercial real estate decision begins long before a contract is signed.

Behind every successful transaction is careful evaluation, market knowledge, and an understanding of the client’s business objectives.

Whether reviewing a lease, evaluating an acquisition, or developing a relocation strategy, the details matter.

My approach is to look beyond the property and consider how each decision supports operational needs, financial objectives, and long-term growth.

Strategy first. Property second.

Industrial Real Estate: More Than Square Footage.

When evaluating an industrial property, square footage is only the beginning.

The real value lies in how well the building supports the business operating within it.

From my perspective as a Commercial Real Estate Advisor, five factors deserve careful consideration:

▪️ Functional layout — Does the space support efficient workflow?

▪️ Access and loading — Can the property accommodate transportation and distribution needs?

▪️ Operations and equipment — Does the building provide the infrastructure the business requires?

▪️ Location and connectivity — Does the location support employees, suppliers, and customers?

▪️ Long-term business value — Will the property support future growth and operational needs?

The right industrial property isn’t simply about finding available space. It’s about making a strategic real estate decision that supports business performance.

Strategy first. Property second.

The right space should support where your business is going—not just where it is today.

Whether a company is renewing, relocating, expanding, purchasing or evaluating its current real estate, the conversation should begin with the business strategy.

What does the operation require?
What will growth look like?
Does the current space still make sense?
And what opportunities does the market present?

Commercial real estate decisions are more than transactions. They’re business decisions.

Strategy first. Property second.

Is your space still working for your business?

A commercial property should do more than provide an address. It should support how the business actually operates.

As your businesses change, your real estate requirements can change as well—square footage, layout, loading, parking, power, location, employee needs and room for future growth.

That’s why approaching a lease expiration is a good time to evaluate the bigger picture.

Renew? Renegotiate? Relocate? Expand? Purchase?

Sometimes the right strategy means moving. Sometimes it means improving the economics or terms of the space you already occupy.

The important thing is to evaluate the options before you have to make the decision.

A property can look right on paper and still be wrong for the business.

Before recommending a space, I look beyond the photos and asking rent.

I’m evaluating the details that can actually affect the decision: layout and functionality, access, building specifications, operating costs, lease terms, future flexibility and whether the property supports the client’s business requirements.

The goal isn’t to show a client the most properties.

It’s to identify the right opportunities before we ever walk through the door.

That preparation is part of good representation.

A property tour is about more than what you see.

When I walk a space with a client, I’m looking beyond finishes and square footage. I’m thinking about how the space functions, how the economics compare, what flexibility the lease provides, and whether the property supports where the business is going.

The goal isn’t simply to find available space. It’s to identify the right space, on the right terms, for the right business strategy.

The right office space should support the business—not simply house it.

Whether a company is renewing, renegotiating, relocating, expanding or considering a purchase, the decision should begin with understanding the business and where it is headed.

I work with tenants, landlords, buyers and sellers to evaluate their options and develop a commercial real estate strategy that supports what comes next.

Commercial real estate decisions should begin with strategy—not just a property search.

Before discussing space, I want to understand the business: where it is today, where it’s headed, and what the real estate needs to accomplish.

That may mean renewing or renegotiating a lease, relocating, purchasing a property, selling an asset, or evaluating an investment opportunity.

My role is to help clients understand their options, evaluate the numbers, and make informed real estate decisions that support the bigger business picture.

The right space starts with the right strategy.

Don’t wait until your lease is almost over to start thinking about what comes next.

For office tenants, starting early creates options—and options create negotiating leverage.

Well before your lease expires, it’s worth evaluating whether your business should:

• Renew its current lease
• Renegotiate the terms
• Relocate
• Expand or reduce its footprint
• Explore purchasing instead of leasing

The goal isn’t simply to find space. It’s to make sure your real estate supports where your business is headed.

If your lease expires within the next 12–24 months, now is the time to start planning.

Let’s discuss your options before you have to make a decision.
