Mortgage rates dipped again this week, with the 30-year fixed rate down to 6.47% according to Bankrate’s latest lender survey.
Forecasters expect the downward trend to continue as the Federal Reserve lays the groundwork for its first rate cut since the pandemic..
Although this equates to better affordability for buyers who’ve been on the fence, we can expect an increase in demand, and with low inventory, it would be wise to act quickly!

¿Qué realmente esta pasando en el mercado de casas en Virginia? Estas son las últimas estadísticas, directamente del MLS y basado en el último informe del CPI publicado el 10 de marzo..

El area AZUL muestra el precio medio de ventas, alcanzando su punto máximo en la primavera del año pasado. Este abril hemos alcanzado un precio medio de $700,000 para casas solas en los condados de Fairfax y Loudoun.

La línea VERDE nos muestra los días en el mercado, osea los dias que se toma para vender una casa. Se tomaban 5 días en Abril del año pasado, hoy se están tardando 7 dias para vender.

La línea ANARANJADA muestra el número de casas vendidas y, como puede ver, la cantidad siempre aumenta en los meses de la primavera, pero esta primavera se han vendido menos casas que en los 3 últimos años.

Las cosas mejoraron este mes cuando los días en el mercado bajaron de 35 dias en enero a 7 dias en marzo y el precio medio de venta subio a $700,000 comparado a $675,000 en el marzo del 2022.

La linea ROJA muestra la taza de inflación actual de 5% frente un 8.5% en abril del año pasado. La Reserva Federal elevó las tasas en marzo por 25 pbs, mucho menos que los aumentos de 75 puntos básicos promulgados a fines de 2022, Todas señales alentadoras, pero me gustaría saber en los comentarios su opinión sobre dónde se dirige el mercado aquí en VIRGINIA para el resto de 2023..
