2023 is a tax reassessment year in Colorado and everyone’s tax valuations came in high this time… in some cases ridiculously sky high.
I’ve spent last 3 weeks pulling sold comps and guiding numerous clients through tax appeal process with different counties.
After preparing 20+ market analyses for homeowners from Boulder to Douglas County and everywhere in between, I can honestly say only 2 valuations came in at correct value for the assessed time period. The rest were overinflated anywhere from $100k to 600k, and I’m not exaggerating!
PSA: this is the perfect time to reach out to your favorite realtor to confirm your tax valuation is correct!

**March Market Update**
Average house sales price in Denver is now in mid $600s and moving towards $700k mark, while the inventory is at a lowest it’s been in years (decades actually) especially in some neighborhoods. Most listings get multiple offers and end up selling for well over asking price. Buyer fatigue is real, agent fatigue is real too, but we learn to adapt and I do have a few creative tricks up my sleeves to help buyers be more competitive.

I get asked how pandemic has affected Denver real estate market almost daily, so I think an update is in order.
I have had 9 closings in the last 4 weeks.
Out of those 9 my clients were in a multiple offer situation 6 times.
4 out of 6 times my buyer clients had to go above asking to be the winning offer. (In 2 other cases it was the fact the offer was cash that got us the winning edge and sealed the deal)

I do not currently have any buyers for Downtown/Uptown/Curtis Park/Riverfront areas, but from talking to other agents who do, feel that pocket of Denver is still suffering from protests aftermath in terms of buyer interest.

While I’m a residential broker, I have always always always loved working with developers and investors and by now more than half of my business consists of helping folks grow their rental portfolios, finding redevelopment projects and fix and flip properties.
